Got a Rental Horror Story? Curbed Could Pay Your Rent!
I am not a current renter, and I appreciate reading the stories your readers post. But maybe just once, have a article of a landlords nightmares. Oh, I know the rich, mean, self centered, money hungery landlords don’t have problems, bad tenants, or folks who lie or who have friends give them starring references.
Well, i will tell you one story. We had a two bedroom unit for rent in Echo Park hills. A very nice unti, we had just remodeled, put in a fireplace, all new kitchen and bathroom. It came with a garage and a shared private yard that was fenced. We had several applicants. We went through all the fact finding we could do. He was employed by a private family in Bel Air, had a room over the garage there, but wanted his own place, and said the family was fine with that. So we rented it to him. We called his reference the family in Bel Air and spoke to a "secretary, who highly recommed the tenant, He drove a small sports car. He moved in Paid his first months rent and said would it be ok to pay his deposit over a couple of months, We said sure. The end of the month comes, he says his employers are out of the country and will be back in the middle of the month. This story went on for 3 more months. No rent was paid. We realized to evict him, he could tie up the unit for up to six months. After the fourth month we went over to collect the rent. He was gone. The nice all new little unit was trashed. The new carpet was full of cigarette burns. He had taken grease and smeared it over the walls. He had lite the fireplace and closed the flue and the windows, the smoke damage was costly. His employer was a fake, We went to the address in Bel AIr and found it was the Bel Air hotel. The "secretary" who knows, the phone was disconnected. And he disappeared. We painted the unit, put in more new carpeting. Cleaned, cleaned and cleaned some more. Its all done. We want to advertise. We are concerned. What if we get another one. We both work full time. The building cost more to own than the income. We both drive older cars. We worked two jobs to save the money to buy our future retirement. We go through the proess and rent it again. I am in the kitchen hauling out our cleaning stuff out. And standing in front of the kitchen sink eating an apple and throw the core into the disposal and turn it on. I jump 2 feet, the noise it made. I turn it off and look inside and what do i find, He had put avocado pits in it. Gee, i thought i was jus getting over him.
There’s good and bad on both sides. I rented for a long time while we saved our money. I could tell you some very funny stories. But you know generally most of the landlords I rented from over the years were all generally very nice folks.
The fact that the staff and administrators will be permanently, seemingly forever quartered in the suspect office tower across Wilshire, alone is a subject that the museum bigwigs (under Govan’s sway) ought to be concerned about. Giovaninni has well described so many other deficits of this project. The time and expense of personnel traipsing back and forth across the boulevard, of technicians transporting objects back and forth to the museum’s (rented) storage facility. Add to this the matter of safety as well as the institution’s financial status which necessitated sale of the former department store.
Otherwise/in addition, when this baby runs deep into the red and progress is halted, if a question as to whether the overpass will be successfully completed, the estate of the late owner of the Bel Air palace that housed Jed Clampett and family on TV might weigh in on the matter. After all, the owner’s promise of his $500 million art collection to LACMA was/is premised upon the timely completion of Govan’s Overpass. As related by ArtNet in 2014, "if the museum does not finish construction by 2023, when a new metro station is scheduled to be completed, the gift will be retracted. "Failure is not an option here," [owner Jerrold] Perenchio said at a press conference."

The people and residents do talk and mingle a lot more then you might think:
You have no clue how many events and parties there are in Beverly Hills, Bel Air, and Homlby Hills weekly, how many fund raisers, how the elite talk and change the future of these area’s and even LA. How many business deals are done, how many shows are green lighted over dinner. That’s why these people like Casey live there. If you rather live elsewhere that’s fine it’s a free country and you might enjoy it more. But to undermine this area shows your lack of knowledge why people decide to stay here and pay so much for the privilege.

Vista del Arroyo Bungalows To Be Auctioned This Weekend
i live a few blocks south of this project and i run by this site alot, so my 2 cents (and maybe overvalued at that). first this is a great neighborhood, akin to san marino, brentwood, bel air, etc. unlike brentwood and bel air, there is mostly conservative old money here, i.e. lawyers, doctors and heirs to midwest fortunes made long ago. many of the houses down grand ave are worth multiple millions. as for #6, freeway noise isn’t really noticeable here, and that bridge is an amenity, world-renowned for its design.
references to cost and breakeven are probably misguided here. the developers didn’t pay much for the site because it was a difficult project (we looked at this and decided not to bid), and that included the existing older bungalows, which are the units being auctioned here. yes there is a cost to rehab these old homes, and there is new construction for the parking and new residences, but all-in they may very well be in this for less than $400 psf. and presumably they have sold most of the new units in the $500-600 psf range before the market turned.
i think the developer team (moules & polyzoides as designer and lefevre & partners as contractor) did a great job on the execution but maybe made some mistakes on the marketing end. they were holding out for top dollar on these historical units (thinking there was a premium for the architectural lineage) and maybe should have softened their pricing several months ago. plus they had a beverly hills sales team when a local firm probably would have done better.
One Wag…..are you new to L.A.? Nobody would call Mar Vista "Bel-Air Adjacent"….Mar Vista is quite a different place than Bel-Air….And in a city where nobody walks and cars are a must…..a few miles is nothing!
Back in the days.. when the only cool shops on Sunset were YOUHAVEBADTASTE and Circus of Books, and long before Eat Well took the place of Millies (the old one) and people used the the term "The Silverlake 40"…."Silverlake adjacent" came into the lexicon when everyone was getting booted out/priced out of their $550 big one bedrooms near the junction…..and migrating to Echo Park (which was still very ungentrified and scary)….Places like Atwater…Eagle Rock…and the areas below Beverly…and even west of Vermont to the 101….were all coined as "Silverlake Adjacent" by both realators/apt managers (and renters alike) to lure the people DESPERATE to stay near to Silverlake…..where the "scene" was
It was a losing battle….and thats the reason Eagle Rock is the way it is, the reason Atwater became so popular….and the prime reason Echo Park became so trendy. They all offer similar housing stock….and they were "Silverlake Adjacent"
But now everyplace is like Silverlake (even Culver City)..so it’s rarely used anymore.
In Mar Vista I’m sure they use "Culver City adjacent" or like term
What $5,000 in Rent Will Get You in 6 LA Neighborhoods
I am talking about LA, SF, San Jose, Manhattan, Tokyo, Moskow
london, houston, dallas and in those cities they have prime areas and ghetto’s
prime areas = low crime, little to no noise, high priority in storm / fire / earthquake assistance,
ghetto’s = low life expectancy, high hospital bills from the muggings, very low priority in storm / fire / earthquake assistance,

why silverlake ?
how big is that place ?
I remember that back in 1992 in LA, you could rent large homes in silverlake all day for 2k a month and when a 50MM mansion would be listed for 5MM on the average,
this real estate market is still 80-90% out of balance, in the ratio of inflated wall street pricing vs true inflation
thank you wall street,
in 6 months, could be a year, it could be 2 years,
when the RE investors tell the banks that gave them millions in loans years ago that they cannot get 20MM or even 10MM for a beach property in malibu or 50MM for a estate in Bel Air prices are going to tank in months,
or best case, the banks will secretly buy the properties back at 10 cents on the dollar and sell them in blocks of 10 or more to their friends overseas for 20 cents on the dollar,
then again there may be no buyers out there,
so the major correction will happen and finally after the dust settles we can begin again and I am sure at that point you can buy a 2MM home on the beach in malibu for 200k cash
a mansion 50MM mansion in beverly hills / bel air for 5MM cash,
