Echo Park's Metropolitan Water District Apts. Are a Year Out
This isn’t technically "Angelino Heights" – I live right up the street on Marview, and our tiny little neighborhood north of Sunset is called "Victor Heights" or "The Forgotten Edge" (we even have a wikipedia page!) Known for our 5 wild peacocks/hens and the fact that the police and fire departments used to claim neither served us, this redevelopment of a building that has become an eyesore is quite welcome.
I don’t think the bars on the window comment is especially offensive. Lincoln Heights / Mt Washington / Highland Park / Cypress Park / Echo Park… great neighborhoods with potential, not necessarily the most safe. I live on a ‘safe’ street in Echo Park in Angelino Heights and my car has been broken into twice… in my driveway. I saw this house on Redfin and just laughed.

IMO – Echo Park south of Sunset is not nearly as nice as the parts north (e.g. Elysian Heights, or the section b/t Glendale and Silver Lake blvds). There is the small part of Angelino Heights with nice mansions but other than that it’s not that nice. Not terrible, but not great either.
You also have to consider the proximity to the 101 and toxic fumes from the freeway, plus the ever-growing transient population around Echo Park Lake.
wow! reading these comments section is almost as ridiculous as the asking price for this house. yes, it is a bit overinflated, and will continue to fall.
i live very close by, in fact, in a worse neighborhood than angelino heights. the people writing in must be from the west side, b/c angelino heights is full of great people, and yup gangs, but crime happens everywhere. ive lived here for 8 yrs, and all the nieghbors say hi, and watch out for each other. to call it a bad horrible nieghborhood is kinda funny to me. you guys sound like a bunch of grandmas who never leave their living room and watch too much csi. or maybe ive just lived in "fringe" neighborhoods" all my life, or what some would call the ghetto.
but back to my original point, this house is overinflated.

Angelino Heights is one of the nicest areas of Echo Park. Have you ever driven down Carol St? The Gang rape activity commentator is insane.
I think Echo Park, Silverlake, and Angelino Heights are all still way overpriced. This house is no exception, but it is no worse priced than the entire area.
Unless you live in the small section of Silverlake that is in the Ivanhoe school district (and most parts of Silverlake aren’t) the public schools are shit in all the neighborhoods. BTW, they are also shit in the even more expensive Los Feliz and Hollywood Hills East, Beachwood Canyon, and a big part of the westside too.
Anyway, all you freaks with no taste should stay on the Westside, where houses are even more overpriced.
Angelino Heights (my neighborhood, and also yes, it’s spelled officially the ‘incorrect way’) is already pretty high priced. I would be nervous about purchasing in the neighborhood because the HPOZ is so restrictive. My neighbor has a rotting shed in her backyard with potentially toxic materials in it but can’t remove it because it is ‘historic’. I’m sure she’s hoping that an earthquake will knock it down and fix the problem.
There are two new restaurants in walking distance (The Park and Lot 15), several douchey hipster bars, and great access to downtown, Pasadena, Hollywood and Long Beach. I love, love, love Echo Park & especially Angelino Heights.
i love when echo park, and even better angelino heights comes up here. all the haters come out to play. mostly from the west side which is fine but don’t pretend you have an understanding of an area you’ve probably only been to one the way to a dodger game. yes echo park has it’s rough edges but this is los angeles, hancock park has rough edges, venice has rough edges and so on. this place is cute and maybe they’re asking a bit much maybe not. just because they’re asking for a certain price doesn’t mean they wouldn’t accept a lower offer, seems to me asking prices, now more then ever, are the beginning of a negotiation. depending on what it looked like in person i’d say it’s worth a min of 1200 and maybe up to asking. back to echo park and angelino heights. angelino heights is a gem, there is no place like it in LA. yea some young folks have moved in but these homes are historic an beautiful. echo park has great old stand byes in terms of shops and restaurants and plenty of newcomers helping to keep the area relevent, vibrant, and growing. no there’s no chipoltle or calfornia pizza kitchen or brentwood country mart or 3rd st promenade so those of you don’t get it fine but don’t comment on it.

I was on a walking tour of Angelino Heights run by the L.A. Conservancy back in early February and we walked down Carrol Ave and spotted a bunch of lights and production equipment sitting outside this house. We asked the security guard what they were shooting and he said, almost like he thought we wouldn’t have heard of it; "a show called Mad Men?". Needless to say we were all quite excited.

@Buildings R Us: I used to live a couple blocks from here up in Angelino Heights, I’m familiar with the underpass. As far as downtown goes, it’s pretty tame (just blighted by freeway ramps and exits.)
I really have no problem with the skybridge here either. I was just pointing out the irony of worrying about a few sleeping bums instead of all the cars careening down Temple at 40mph.
Dodger Stadium Renovation Never Gonna Happen, Is It?
This seems like a good time for me to mention my latest idea for getting transit to Dodger Stadium: UNDERGROUNDFUNICULAR. Send a new subway line up Sunset Blvd. that turns west at Santa Monica Blvd. The first stop west of Union Station should be around Angelino Heights. Then, build an underground funicular from the station up to the stadium.
