I think you could probably get more than 950-1000 a month. I assumed 1,300 to get to $50K NOI. I was looking at a Class B in Sherman Oaks today. The property is just north of the 101 and its rent for 1 bedrooms commences at $1,500.

I ‘played’ at the Sherman Oaks park on Ventura Blvd., even dipping my feet in the pool. The ‘park rangers’ did a great job creating a sweet ambiance. The looks on the faces of people driving by was priceless! Next time I’ll remember to bring sunscreen.

Went to see this open house today. The realtors/owners will not entertain offers below $950,000. They’re open to leasing it out for $4500/month, too. Good luck with that.
The house, however, was very nicely done. Also, they listed it as "Valley Glen", not Sherman Oaks.

Just went to a Fresh & Easy for the first time in Sherman Oaks. The store was decently busy, but it was pretty confusing what exactly the store was trying to accomplish: a grocery store, a mini mart, a prepared food grab and go place?

This is a Fail, even il villaggio toscano project on sepulveda in Sherman Oaks is better than this, that development at least comes with a Grocery Sore. We needed target and the grocery store here, it’ really makes no sense now.
If you think it about the same house on the same size lot in Brentwood would be $2.5 Million. For $879K this looks like a deal for many people getting priced out of the Westside. I see more and more people looking in Sherman Oaks and Tarzana because the Westside is now at absurd levels. This will sell fast.
Yea, There’s million dollar homes in Van Nuys, there’s not any in Highland Park. Yea Van Nuys is a rough area, but with some gentrification it’ll be a decent neighborhood. It already have the RIGHT Bones, Close to happening neighborhoods Like Sherman oaks, Studio City, etc.
