@ChiBuilder: 4203 Kildare is technically in Old Irving Park while 4119 Addison is not. Old Irving Park is bounded by Montrose Avenue, Pulaski Road, Addison Street and Cicero Avenue (http://en.wikipedia.org/wiki/Irving_Park,_Chicago or type old irving park into google maps). I agree the area north of the expressway has a much different feel, but it is technically in the same neighborhood. However, 4119 Addison is technically in Merchant Park due to it being on the south side of Addison

Schurz building certainly could be repurposed. Access may be an issue. It’s an easy walk to Schurz from the Metra Milwaukee line Grayland stop. Metra UPac Irving is kind of far as are the Irving and Addison Blue Line Stops. There is no parking at all. Schurz rents a small lot across the Milwaukee for staff but that’s it.

It’s not a beautiful block, and I think it’s near a public high school on Irving Place, BUT it’s near lots of transportation at Union Square, many nice restaurants on Irving Place starting at 17th Street, 5 blocks from Gramercy Park. And I like the separate entrance on each floor — nice for many reasons, including if you have guests staying on the living room level.

I was fortunate to work at BoNY after the Irving takeover and be assigned to this beautiful building. The photos, while spot-on, pale to the magnificence of the rooms in person. Irving really went all out, and BoNY maintained it well. Though you were able to tell when the BoNY real estate managers took over because the tp changed from Charmin to institutional.

There are two Metra stations within an easy walk from the development.
Irving Park, Cicero and Milwaukee Ave. bus lines all have stops on one side or other of the development.
Perhaps your concern would be better directed toward the powers that be who seem to think maintaining Irving Park Road and Cicero as virtual highways is wholly inconsistent with a family residential area (you know with kids) than housing for those kids’ grandparents.

When People’s moves to the new site, there are plans to build a mix of town homes, condominiums, (I believe) a few SFHs at the current site between Irving Park and Milwaukee.
Housing in the area sells nearly as fast as can be built. Six Corners itself needs a lot of work though. Along with the big hole on the southeast corner of Irving and Cicero, Sears will be closing this summer.

If a lot of people stay south of Irving Park because they correctly perceive Uptown as unsafe, the proposed music district is not going to attract many patrons and therefore is not likely to succeed.
@guest 12 – uh have you ever been to Sheridan and Irving Park? In general, the commenters on Curbed are beyond hope, totally uninformed and proud of it.
