In Texas the Rich got caught steal water from city lakes all the water was going in their yards and as lake dried up it exposed their PVC lines running into muddy lake. How long before something like will happen It won,t be a crime to steal water from your neighbor,s pool at night when they go to sleep to water their yard or fill there pools I think they will have coming to them for not keeping the pool empty saving water. So if you have a pool in your yard filled I can wash my car still and water my plants and I still will use less water than them!

I confess I’m amused by the name "NoHo West". Not to be confused with WeHo North. :-)
I mean,"North Hollywood" began as the local developers’ informal name for the new residential districts ((i.e., today’s Studio City and Toluca Lake) they were building around the new southeast-Valley movie studios in the ’20s.
But then the farming village of Lankershim decided in 1927 to appropriate the name in hopes that they wouldn’t be left out of all the new studio-related development.
It didn’t really help. :-)
Now this wants to be "NoHo West", apparently hoping that some of that second-hand borrowed glamour will rub off on it.

@LAifer: I have seen this place sit empty for years. What Starbucks did was wonderful. Highland is a street zoned for business. People will not be parking their cars and sitting hours on end at this place. This architure was saved. If this was located in an area that was mostly residential without a large street like Highland I would think different. People who buy homes any where near Highland in that area know the street is for businesses and not residential. Going south past Melrose yes but not here. Plus there are So many Starbucks t is not like this is the only one in the city and there s a long line. There is a drive thru Starbucks in North Hollywood near Toluca Lake and there never is a long line of cars.

The city should build an aerial tram from the Ford Theater, over Lake Hollywood, to the Hollywood Sign Overlook park. It would pay for itself in a few short years and become quite profitable.

Farmer’s Field proposed artificial turf as well. I love real turf, but let’s consider the impact. I looked up the Santa Clara stadium’s Water Supply Assessment, and they estimated 86,626 gpd demand just for their playing field turf. Santa Clara is at least using recycled water for their turf and landscaping, but even recycled water is going to be fairly precious here soon. Which also makes me question that giant lake water feature shown in the renderings. Otherwise, I like the design. The columns remind me of the Forum next door.
