It’s improving as we speak. How people build along the road will also matter and there’s been some positive developments on newer townhomes hugging the sidewalks, which should improve the pedestrian experience and slow traffic somewhat. It’s going to be a slow process, but it’s currently taking shape between Memorial and ERD.
The article states Candler park station, which isn’t the nearest option to this development. The "it’s not even that close" is in reference that the Reynoldstown station is considerably closer.
I just assumed that since this was in Smyrna it had a better elementary than if one sent their kids to Burgress-Peterson. Turns out that’s not true. And it’s especially interesting to see how each school is trending.
Having said that, Toomer is the local school on that side of Moreland, and it’s taken a hit after absorbing much of Whitefoord. I wouldn’t have a problem sending my kids there, but a lot of parents would.
As an FYI, the section of the Beltline that’s nearest these homes is complete with the Trolly Trail line complete in sections (more coming).
Taxes…what’s the difference between Atlanta and Smyrna? $15/m on a $400k home? Tax Calculator . It’s slightly outdated, but Atlanta city taxes have come down (I’m assuming so have Smyrna’s). One can always click on the community link and update the mille rates to find out the tax difference in 2018.
Moreland/Briarcliff needs a BRT line from I-285 up to Emory/CDC, with a stop at the Inman Park/R-town MARTA station. The jumble of jurisdictions (Fulton, DeKalb, Atlanta, unincorporated) would make it difficult but it would be a gamechanger.
