So you think this design is somehow the wave of the humanities future and this MAD designer is leading the way? Please explain. Also explain why you think anyone who doesn’t admire this design is ergo stuck in some kind of Beaux-Arts time warp.

I don’t know what the rents are for the six spaces + Crown Rest. but I doubt the R.O.I. would pencil out, assuming you wanted a dishy income property…
It might be worth $63M under the following conditions:
1) Combine ALL units + restauran space into a single family unit.
2) TOTALLY renovate, top to bottom/ ALL new plumbing,wiring, services, finishes, ALL the bells and whistles. Flawless quality, NO exceptions!
3) A ‘Peter Marino’ level staging so the quality of the furniture and interiors matches the grandeur of the building (Think the van der Luydens in ‘The Age of Innocence’ but with central air!)
… And then, yes, perhaps $63M is the right price… Of, course, you do all that, and maybe it’s worth $100M?!

The house inside looks good,it looks like the kitchen was ruined.A lighter color or finish would have been less heavy feeling & more appropriate to the house as well as what was most desert homes at the time & easy on both the feet & eyes as well as upkeep is carpet/terrazzo combo.a carport is nice as well as the simple landscaping.This is not an area for fussy landscaping & simple is also easier upkeep.Also the flat panel front door is original & the color is a little bright,its just paint.The paint inside helps to keep the house cool & your A/C.Thank god no ceiling fans were used.I would want pads on the Bertoia chairs & get rid of those diner barstools.An outdoor umbrella,a few pieces of Van Keppel & a couple butterfly chairs & some palm trees & you are done.Maybe a white 59 T-Bird in the carport to show off.

The Van Dusen mansion is a steal. It is absolutely beautiful inside & out. The workmanship involved is exquisite. My son was involved in the restoration. It was done properly with the historic significance in mind & much time & money was invested. The setting is the most gorgeous in Palmer Woods.
I wish I could have purchased this home myself. I hope the new owners enjoy every moment they spend there.

The entire west loop needs to be seized by Obama and torn down and replaced by at least 1,001 billion story skyscrapers and designed by mees van de row, Bert rand gold berg, hole bird and root, and skid row Owens Corning. Then it might be half as good as NYC architecture.
I don’t really care about whether someone doesn’t want a car or not. I understand everyone’s income and lifestyle is different than mine. Me, my typical weekend day is either driving out to the desert, San Diego, Santa Barbara or all over town. Last Saturday I spent the morning in San pedro,, the afternoon in Inglewood and the evening in Northridge and Van Nuys. And I live in West LA, so no way could I do that by public transportation nor would Uber/Lyft be affordable for all that distance crossed in one day. I do try and carpool with my friends when we do our day trips to save money on gas and car maintenance and its more fun to share rides with friends on long trips.
