If the home is in a trendy neighborhood (Echo Park, Atwater, etc.) and it’s in good condition, expect it to have multiple offers and go six figures above the asking price within one week. If the house needs a lot of work or the neighborhood isn’t super desirable, you need to be more realistic with your pricing.

Upper West Side for me. The unit seems quite bright and the location is very close to Central Park.

The historic commission is a joke. They agonize over the shade of white that you’re going to paint the trim all the while allowing your neighbor to tear his tile roof off and replace it with something better suited to cover a barn! I see people putting parking lots in their front yards on Chicago….what’s with that? The tacky wood fences should never be allowed. Virginia Park has the "next door" site with this clown from BE defending all the historic commission’s actions.
My 1908 Sears catalog reprint has 28 different colors of exterior house paint. Surely those should be historic colors.

Do you mean when the tornado made the BLVD tunnel impassable? That was the only time I found it annoying to get north from Grant Park back in the day.
