The glass open air feel they are trying to do could work. I remember thinking when they opened the mall that was great but the hotel was the issue because it blocked the view you had on the parking levels of the West hollywood Hills to the north. Before the hotel you had a great view of La Cienega and the hills. My friends and I would hang up there and take pictures see what club we would hit on Sunset later. Now the views and most of the nightlife is gone.
I remember all of those scenes. I grew up near Wilshire. Wilshire was the route for going downtown. My parents would take me to the la brea tar pits to ride my bike. I remember also the old promenade. It was much quieter then. L.A. was awesome in the 70’s – 80’s. The Christmas decorations around the city was cool too. Almost every main street had decorations. Snowflakes on Wilshire, those big crazy chandelier christmas lights on Hollywood Blvd, that made you think the whole things was going to fall on the cars as they drove under (as seen in the movie FOXES) and the best one was Santa Claus and his reindeers hovering above Wilshire at little Santa Monica blvd. in Beverly HIlls. Christmas was truly magical in the city. We didn’t have snow but we had Tons of christmas lights and street decorations.
Agreed with you both. Not that there was much that ever truly "penciled out" in L.A. from a positive cash flow perspective going back decades, but pricing has been especially far too high for my taste, particularly for multiunits of any kind and any commercial property of any kind for that matter, for quite a few years now. Particularly when you take into account rent control on the residential multiunits for cities of L.A., Beverly Hills, SaMo, and WeHo.
I was concentrating on buying up SFRs in Inglewood up until a bit over a year ago when the Rams moved started to really be priced in.

It lets people connect from Downtown area to the west L.A. and Santa Monica at the end. Basically bring more money into both areas. People who couldn’t get to Santa Monica, now can and spend money. The west side people can now go east and go to the USC/RAM games, staples center and other entertainment areas downtown. The big connect. The Expo links up to other lines that feed into the Valley and Long Beach. The new line coming in at Crenshaw will bring in people from Inglewood, South L.A. and some parts of the South Bay. Problem in the future will be that another line will be needed because the EXPO line is going to be flooded, which is why they need a line on Wilshire blvd. that goes from downtown to the west side. The hurdles there is that Beverly Hills doesn’t want it coming through. The city had the perfect system and got rid of it a long time ago….THEREDCAR. Now money is being spent using the same tracks and route of the classic REDCAR.

FIrst, lets be real. Let all stop thinking that new housing projects are going to be AFFORDABLE. What is affordable? That area right now has houses going in the 600’s and 800,000.00. 1 bedroom condos going for 200-300,000.00. This means rent will be starting at 1600 and up. Yes the area is affordable for all the tech people that make $80,000 and more. But not affordable for the REALMAJORITY of people on minimum wage. This area is close to Baldwin Hills, Culver city and the newly gentrified area of the 90016 zip code. The tower is a bad idea. It will make the area ugly. Also, Why the hate for CARDRIVERS? Cars, trucks, motorcycles and vans get crap done. You can’t deliver everything on a bicycle. Public transportation is not always the best. It is a back up. Just because you get to ride the expo on "THEGOODSIDE OF TOWN", doesn’t mean its like that throughout the city.
Yep – people that don’t ride bikes to work are fatties! Tell that to the housekeepers that ride the bus from Pacoima down to Beverly Hills, or from East LA to Brentwood – or to any of the students or career people that do the same (raises hand).
But no – we should skip bus lanes and rail expansion that 30% of Angelenos will use, so that 5% of LA can ride their bikes to their barista jobs. You’re a riot!
The City of Beverly Hills initially intended to create a dog park for all dog owners. However during the long process of identifying the Foothill Road location and conducting public outreach, the neighbors, including neighboring temples, expressed many concerns – in particular that the dog park, which is only a half-acre, would attract crowds, take up parking and create an unpleasant experience for all, especially dogs and dog owners. In response, the City Council decided to limit park hours, the number of dogs and dog owners. City staff is closely monitoring park usage and will be providing a detailed update to the City Council in six months.
This is great. I live in St. Louis Missouri and will never visit this park but it is a great idea to be so selective in who is allowed to enter. If you let everyone enter that is when problems erupt. I despise public dog parks because so many idiots can enter without any knowledge of dogs or even without proof of vaccines. My Border collie has been attacked a couple of times at the public dog parks because of the other dog’s stupid owners. We are lucky enough here to have a private dog park called Canine Country Kennel and Farm. It costs $425 a year to be a member but everyone has to have vet records and the like before they are allowed to become a member. It is 225 acres with a lake and agility fields. The place is amazing and every other dog park in the world (including Beverly Hills) pales in comparison. Bottom line being exclusive with a dog park is not a bad thing at all.
