Historic district designation isn’t about picking and choosing certain types of historic structures to preserve – no neighborhood is cohesive with only SFH or apartment buildings. The whole point of designation is preserving the mix of historic structures in situ. The issues with adding new units are as follows:
- New apartments are significantly larger per unit than their historic counterparts
- Older apartments are almost assuredly more affordable than new "luxury" apartments (and let’s face it, no developer is foaming at the mouth to concede affordable units in Poncey-Highland)
- You lose part of the historic fabric of the neighborhood
It’s not about keeping others out – it’s about keeping the neighborhood intact. We have the prime example of O4W right across the Beltline, and look at how developers have decimated that neighborhood without district protection.

Designating single family homes historic I think is fair game, but it sounds like Poncey Highland wants that to also apply to these older apt buildings? Why? If these older buildings are outdated to the point of being obsolete or can’t be renovated in a way that’s financially viable, then why not upgrade them by building newer units and adding density at the same time, allowing more people to live in this area? In case you’re wondering, I don’t have any property in Poncey Highland, but rather genuinely interested in knowing why the neighbors are afraid to share their neighborhood with more people… at least that’s what it seems like outside looking in.

Yeah, I rode through the N Highland/North Ave intersection about a month ago, and saw all the yard signs to keep Poncey Highland free.
Came home and went to their website and thought they sounded super-paranoid.

Stop generalizing. Nobody is saying all billionaires are useless and have to go. If SOME of them, i.e pied-a-terre owners just looking for a place to dump their cash and never turn the doorknob, decide to park their assets somewhere else, it increases the chance of someone else buying the unit and NYC getting more out of that bargain than parked assets, period.
It is a city planning failure that so much SPACE in central locations is being forever allocated to PARKEDASSETS.

I live in Poncey-Highland and put a sign up in support of designation. With very few exceptions, the property owners leading the charge against the historic district (the ones putting up signs) are the owners of large old apartment complexes that are ripe for tearing down & replacing with luxury apartments. The flyers they put on our doors were rallying for keeping rents low (by not requiring higher-quality materials in renovations/restorations), but these owners are using this as a guise to sell the affordable units to developers – quite the opposite of what they say. I wouldn’t be surprised if they offered rent discounts to tenants to wear red to the designation meeting and voice their opinion.
Generally, meters are requested by businesses because nothing is worse for business than having the neighborhood clunker parked in front 24/7 and customers can’t park close. With meters, customers can park and drop a buck or two and then be on their way.

Haha, yes! Context though… Poncey Highland: lots are already small (and thus houses next to each other), more walkable, closer to amenities where people would benefit from density = pack it in. This… this isn’t not where you’d live for the dense walkable lifestyle, so whomever buys this should sit back and enjoy the land.
