As to the Bed Tax Rebate – think about this logically. The builder wants to erect a 250-room hotel where there is currently a dirt lot (and was a vacant Hollywood Video & Gas Station mere months ago). What income is the city getting from the dirt lot right now? Nothing. If he builds, we will get (1) construction jobs, (2) permanent hotel staffing jobs, (3) a 250-room 4-star hotel designed by a world renown architect in Westwood Village (that desperately needs a shot in the arm) and (4) [snarky] the blockage of the tall wall advertising on the adjacent Westwood Medical Building. IF the project legitimately does not pencil without the incentive (and thus would not be built), then I believe the rebate is a good deal for the city. Remember, the city would just be giving back what it is NOT getting now nor would be getting if this project were never built. And the govt would still be receiving sales tax, (hugely increased) property tax, fees, etc. from the operation and development of the project that it is not receiving now.

There is no heat but never fear, heat can be put in, likely in just a day or two. I always tell my clients, never take a pass on a house based on things you can fix – it’s baffling to see buyers offer on a house based on an emotional response to paint and layout, but ignore well-located, well-priced homes for want of a $1500 paint job. You want heat? Just put it in the offer, seller can install!
