It’s 2500 sqft and the ceiling is 33 ft in some places. The past two months the electric bill was between 430-490 and according the GA Power website I am spending between 10-13/day. I installed a NEST thermostat and keep it at 78.
I bought the place in the winter and it wasn’t pricey at all to keep it heated. But keeping it cool is crazy. And it’s not even that cool. I thought it might be that I have an inadequate HVAC but my neighbor, with a similar sized unit, has had the same kind of bill.

Let me see if I get this straight. They bought a 3-unit building, and MERGED all 3 units into one single-family home??? And Curbed SF is celebrating this as if it were a good thing? San Francisco is in a terrible housing crisis. I feel for this family wanting to buy a home, but I feel more for families who lack the financial resources to buy San Francisco real estate (in the Marina, of all places!) and are subsequently forced to move to Stockton.
I cannot accept or tolerate the idea that you are going to ELIMINATEHOUSINGUNITS in San Francisco. This is cannibalizing our housing stock. Not to mention that the city Planning Department really frowns on doing this. I can’t believe they would have gotten the permits to do that, and allowed it to sail through.

20 years ago, before the Hollywood revival, Musso & Frank was in the same situation that Taix is in now. Like we saw with Musso in the 90s slowly but surely the weekends at Taix have been getting busier. We’ve been there six times this year and the last time they had to open the second dining room and all the banquet rooms were full. The time before that it was Paul McCartney at Dodger Stadium and the place was packed. If they could have held on one more year the increase in foot traffic alone would have made staying open worthwhile.
The food is just as good as Musso but probably half the price if you include the soup & salad at Taix. Anyone who says the food isn’t good is a troll or some princess-ey Millennial.
Musso survived because the grandson took over about 15 years ago and made important capital improvements at the same time new blood was moving into the neighborhood.
I’d say forget waiting for a spot in the new development, move the business to some closed-down, lower rent location and keep the same suppliers, food preparation and staff. Like Nate ’n Al is doing in Beverly Hills.

My Dad’s law firm on Wall Street was in a building designed by Delano & Aldrich so, at a very early age occasionally when went to his office and became aware. It was like a living Paul Strand photograph and the houses in Far Hills/Bedminster where we lived were also designed by great architects. BTW it is the very place that Trump has invaded. So what I am saying is that it is fortunately in my dna in many ways.
The other day attended an LA Conservancy event where the buildings of John Parkinson (Union Station) and Robert Farquhar (William Andrews Clark Library) were honored at The Biltmore which was was built in 18 months with $1M capital. Those are some LA standards but equally fond of some modern and contemporary design.
