So is my 2000 sq ft Buff and Hensman post and beam on a 20000 sq ft lot with views in Pasadena a tear down? It does need exterior wood work and a roof. What do you think?

I love Buff & Hensman, however, I prefer the purity of the original, before the remodel / expansion. Some of it is a bit trendy now, such as the bathroom and the paving. The original paving was Western Quarry Tile which was typical of the Buff & Hensman palette from that peroid. The guardrail upstairs is odd.

The lot was subdivided off of the Patton Estate…as in WWII General George Patton.

I restored this house five years ago. It was designed for a young family on a budget. The design of the house was in trade for the Buff-Straub and Hennsman letterheads and logos. It’s an absolutely wonderful house with a rich family history. It’s never been on the market before. Barbara Wirick, who built the home with her husband, will be greatly missed by me, her family and her many friends. She was very proud of her home. I hope someone will treasure this home and give it the respect it deserves.

Garcetti looks like the Anthony Weiner type. Like he’s real buff under that suit and takes pictures of himself behind closed doors, then sends them to other women. Am I the only one who thinks of him like that? Like really look at him closely when you get a chance.

Straight boy problems. Then again, spending half your weekend looking at buff guys in tights play grabass is probably an outlet for all those "straight" boys who really, rely want to see a team come to LA. And FYI ladies, the gay sex joints are mysteriously very full on Sunday afternoons; be wary if your man is "going over a friend’s house" to watch the game for five hours on Sunday…
