A lot of priced out haters are commenting. This house is actually not that expensive, where do you find a 4 acre flat lot, that has horse stables, killer pool, and a custom house. In the neighboring hills of West Covina new homes that are just glorified track homes sitting on a 1/4 acre lot that are squeezed side by side are being sold for close to 2 million dollars.
Ok I’m a die hard LA Girl that formery stated on a regular basis "I don’t go to the Valley unless I’m paid" (I’m a regional manager in Luxury Fashion biz, not a hooker;) I changed my tune after selling my hot house in Atwater for 200 over what I paid in no time bc I was sick of having homeless campers on the sidewalk for a week at a time, shopping carts on my curb and every house with a Pitt and a chihuahua…no really. So I found a gated estate 15 min from Brentwood in Tarzana on a 27,000 SF lot, house & GH for 800k after it fell out of escrow. I vacillated thinking ‘could I live in the "Valley"? The answer is hell yes and in peace! My investment estate has gone from 800k to 1.3M in a year! encino, SO, Studio City and especially Tarzana has a ton of celeb residents and studio exec’s. Iggy Izalia lives 2 likes from me (hate to say the gnarly Kardashians ho’s lived up the hill from me when married to a former Laker) and every house in my ‘equestrian zoned hood’ is over a million to 6 million. I call bullshit on all the Valley slamming bullshit I used to sling too, unless we’re talking about Reseda, Northridge, Van Nuys etc! Lol!

last time i had the misfortune of being in that dump was 13 years ago. chp arrested me for speeding on 405 a couple miles south of sunset. impounded my car and took me to van nuys jail.
nobody in their right mind would willingly go there. period.

You left out Pacoima, far too typical of the many sections of the LA area — catering to the working-class or blue-collar Angeleno — developed largely over 50 to 60 years ago. Those neighborhoods have sullied the SFV and other similar sections of LA since they were first created. They also illustrate that when it came to one major aspect of the distant past, things weren’t all that great or all they were cracked up to be. They were actually quite bad throughout LA and vicinity.
