Downtown is actually the real center of LA. Realized when I used to work in ARCO Plaza Tower.
Our firm had employees from Santa Monica, Long Beach, Glendale/Pasadena et Al and the largest and lowest paid (filling clerk for eg) lived far east and took the train. It worked location wise.
Now, work & home space have changed radically.
There is really no longer any need for new office skyscrapers.
But we don’t want the whole of Downtown to degrade, become abandoned by remaining firms.
We have the truly Architectural Masterpiece of Frank Geary.
Personally, with the subway and all, I think unlimited tower heights should be allowed close to the metro stations. CONTROVERSIAL, BUTHERE I GO

I found out working on the 46th floor of the twin black ARCO towers, the sides facing the courtyard had no views, except into the offices across the way.
I asked why didn’t they build one hundred story tower instead if 2 identical 50 stories.
Economics – ELEVATORS
Above 50 floors, the space for elevator shafts more than doubles, as more than half will just pass the first 50 floors.
Still, it ruins the view – all living in a highrise has to offer.
My grandfather owned the "drugstore" (sofa fountain and remidies) in the well known painting of angels flight and his shop at the bottom. My family saw no major preservation of the area. They still have the fanicular.

Interesting, considering I’ve studied architecture. Please go into Pasadena and look at most of the homes that have great curb appeal, and you’ll note that it has a lot to do with a welcoming facade. And that’s not just for other people – it’s to welcome the inhabitants of the home, to pull them in.
‘Little sense of authenticity’? Most homes of this style have a balanced facade with a front door right in the center, surmounted by a pediment and surrounded by well sized windows. This house had an inferior design and thus has a dead facade. That can be remedied. Please don’t insult people who clearly know more than you about period architecture. Actually, just don’t insult people.

It might seem cheap with all that character and the lot size is huge at 8208 sq ft, but the house is 1,550 sq ft. A homeowner should expect 2,000 sq ft house for that price of $849K. The problem with the school district is who is attending. Usually if a city gentrifies, the quality of the residents improve and the schools improve hand-in-hand. This hasn’t happened in Pasadena, which suggests the local school district allows students from neighboring cities to attend the schools, thus lowering the test results. Many richer residents choose to live in Arcadia instead.

What is the opposite of sticker shock? I am always surprised at how inexpensive Pasadena homes are. Is it just because of the underperforming school system? If that is the reason one would think the citizens of Pasadena would rally around school district improvements if only for the sake of property values. Of course all children deserve the best education we can give them regardless of any other considerations.

West LA, Pasadena, Woodland Hills etc. They cannot all be concentrated east of LA Brea, NELA or Hollywood. Spread them out!
