John Lautner’s Wolff Residence returns to market asking $6.5M
The issue is certainly that the ‘06 price was … exuberant. Not everyone wants to throw millions of dollars down for a Lautner, particularly given that it’s only 1,600 sf with two bathrooms. The price per square foot is insane. This is for a very wealthy person who can throw down millions for a pied-a-terre with a pedigree. Finding that buyer can take a very long time, as we’ve seen recently with several properties that had name cachet, but sat on the market for a year or longer. I think the home is really interesting, and very Lautner-esque, but it’s dark and small and very vertical (not everyone wants to be so dependent on stairs). It’ll find a buyer, whether immediately or in the far future. Not sure about the price, but we’ll see.

Now that’s more like it. Shows what the listing could have looked like, with a little effort. Are they just expecting it to sell on name value alone? If anything, that chases many potential buyers away. I’m now much more positive about the house – and I can more fully see the Lautner touches. Thanks.

"John LoCascio of consulting firm Historic Resources Group told the board that renovations will include returning many features inside and outside of the hotel to the way they were in 1924, when the Cecil opened" yet nothing in the rendering looks historic. What is going on with these plans?

Would it have killed the listing agent to have staged the house and had professionally lit and shot photos? I suspect that the house is a lot nicer looking than these dark, empty photos suggest. Hard to even see if the kitchen is appropriate for a Lautner …
