Price tag swells to $291M for Downtown Los Angeles streetcar
METRO shouldn’t get another project until they show they can INCREASE ridership with all our BILLION$ of tax money. It’s been free-falling since 2013. Now their Bike Share programs is doing the same. Falling like a Rock. Meanwhile, BIRD is fastest BILLION dollar startup.
Sunset Strip’s Viper Room, neighboring properties sell for $80M
We went to see Jayne County at the Viper Room a couple of years ago. The place is a dump but it should be a fancy rock club is an oxymoron. The music scene on Sunset has been failing for a long time. Pay to Play fucked it up
Any lot that is green on the map will fall into the ADU ban area.
It is worth zooming in and having a close look to see how ridiculous the designation is for some lots. Lots directly alongside the 101 Freeway, along Sunset Blvd, along Franklin Ave, fronting and adjacent to Figureoa in Eagle Rock and Highland Park, practically every lot in Silver Lake and Echo Park, almost all of Highland Park, and most of Eagle Rock, will fall in the ban area.
1930s Spanish-style with vintage tile bathrooms asks $895K in Glendale
Nice home although Glendale is still a little scary and a little "uncool" to a lot of people. I imagine if this was in Eagle Rock the seller could comfortably ask $200k to $300k more and would get it.
Sun-splashed Eagle Rock home with treetop views seeks $1M
We have been looking in Mt. Washington/ Glassell/ Highland/ Eagle Rock for the past five months. Really great, unique houses – like this one – go for a significant higher amount. This one is really nicely done, on a big lot and with over 2k sqft. I think it is under-priced at the asking. The trend I see is that houses like this in this neighborhood go for 20 – 25% over asking, sometimes more. I would peg this to come out at $1.25M – $1.35M. On all the offers we made in the area (4) for exceptional houses, priced $900k to $1.25M, without exception that happened. If the house or location or remodel is so so or cookie cutter (You see a lot of white-washed/ "Interesting" bathroom tiles from a Home Dept special), this effect does not happen. People step up significantly for quality and tasteful uniqueness.
Silver Lake three-bedroom with California cool interiors seeks $1.3M
If anyone wants to see if their lot will be included in the ADU ban that the city council is working on if your lot falls into the green area on this map it will be on the ban list:
I grew up in NY, lived in San Francisco in the 90’s, and now live in LA. I can tell you this: People in LA don’t care at all about NY or San Francisco, because we know we have it a thousand times better here! Better weather, you can have a house with a backyard and a pool and still be five or ten minutes from some of the best restaurants in the country. I also never sit in traffic… I live where I work. People who live in Eagle Rock and commute to Santa Monica might want to rethink where they live or work! I like going back to visit NY and SF but NY is far too crowded and the weather is terrible. On top of that you can spend $2M for a tiny apartment. San Francisco has become totally insufferable, on almost every level, and has lost its soul. LA is the place to be, and that’s why so many NYers pine away wishing they could live here!
Adorable Eagle Rock one-bedroom with detached studio seeks $649K
Yet another gem of a listing by Tracy Do. The house has charm and is gently priced. Where else but Eagle Rock can you find something this nice with an asking price of only $649k?
In previous years Tracy King was widely agreed to be the one true queen of NELA real estate but I must say I do believe Tracy Do has taken the throne this year.
Sunset Strip’s Tower Records building vulnerable as Gibson declares bankruptcy
Yes. Gotta keep the Tower sign. I think it’d actually make a decent location for a Sunset Strip museum of sorts, spotlighting the history of rock on the Strip. I’d then either turn the parking lot into a park, or better yet, a recreational space where kids could jam or a screening room for media.
What Gibson was going to do works with the theme, so if not them, then some rich musician philanthropist should step in to enrich the community. Silverlake Conservatory for Music? MusicCares?
I’m all for development in the area, but I think just another mixed use here would be a total waste of this space. The history of rock n’ roll has already been erased enough on the Strip, it’s time we set aside at least one building for history’s sake.
