Location: Highland Park

Tucked into the hills west of Figueroa, 1209 Le Gray Avenue sits on the curve of a narrow sidewalkless street that feels more like a country backroad the deeper you go. Reinforcing the oldfangled rusticity is the nearby Galco’s Soda Pop Stop, a century-old family-run business purveying a dizzying selection of old-timey sodas and candy.

Specs: 2 beds, 1 baths, 972 square feet, 0.25 acres

Built in 1958, the one-story house sits at the end of a sloped driveway, well hidden from the prying eyes of passersby. Further privacy is supplied by a tall gate, beyond which lies a large front deck with expansive canyon views. The property also has a side yard with artificial grass and a built-in grill. Inside, it’s a classic mid-century modern with clean lines, an open-plan common space, and walls of glass. Along with an updated kitchen and bathrooms, it’s got polished-concrete floors, a limestone fireplace, louvered windows, and period-style light fixtures. Copious custom built-ins, including dressers and bookshelves, mitigate the home’s modest size. Take a virtual tour here.

Walls of glass make the living space feel larger than its actual square footage.
The open plan living-dining area features beamed ceilings and polished-concrete floors.
The kitchen has been updated with custom cabinetry, countertops, and new appliances.
The two bedrooms feature built-in storage and designer lighting.
A movable wall enables a flexible floor plan.
The spacious deck is lined with built-in seating.

That’s very cool place…for $699,000.

The finishes appear rather low end for a $900,000 house but I suppose that is today’s reality and Highland Park is a heck of a hot neighborhood. Speaking of hot, but the other kind of hot, I am sorry to wonder if there is any insulation in the roof as the house might be a tough one to live in without it.

I am sure this will make a young person or young couple happy.

For a small house it sure doesn’t feel small. All the glass and views really make for a bright open feel. Good location, ok price

That house is dreamy – and the perfect size, especially with all the outdoor living space. Decent amount of parking area, considering it’s up in the hills, and just updated enough to live comfortably but still retaining all the charm. I bet it sells for well over a million…

Hello Listing Agent…or person with vested interest in the sale.

LOL – you’re hilarious. I have literally nothing to do with it. Personally, I just love the house. I like views and vaulted ceilings and I loathe cleaning a massive house, so the size seems ideal to me. I also hate every shitty flip in this city that turns an interesting home into a white box with white kitchens and gray laminate floors. I’ll take this any day over that crap.

I’ll take this any day over that crap.

Good luck!

Yes, exactly. My budget, sadly, is well below what this will sell for.

Get a few million dollar home sales under your belt, and you’ll make bank.

LOL.

Savage! Saima96 already said they have nothing to do with the property yet you still antagonize them further? What’s with that!?

There’s nothing I can say that would convince him I’m not some real estate plant, lol. Apparently REAL people are only allowed to like homes over 2000 sq ft with two or more bathrooms. Meanwhile, that house is downright spacious compared to my current 622 sq ft space. I’ll take it…if they lower the price to $600k #daydreaming

Kumba-ya, @Saima96.

Just looked at the street view of Fallston St directly below this house, and it shows a mini landslide. I wonder how stable the property is.

Might be a good idea to have engineers check it out

Super Duper Idea Mr JIm!
With all your real estate expertise and vast knowledge of architecture, markets, price points, location, location, location they should make you the new editor of Curbed LA.

We’ll let you, because everyone knows that a smarta$$ "trumps" smart every day

I love it, great open space so it doesn’t seem as tiny as it looks on paper. Anyone else think it’ll go over asking?

Oh for sure it will go for over asking. A house has to be a real dump or way over priced to not go over asking these days.

A house has to be a real dump or way over priced to not go over asking these days.

Simply not true.

Many fine, well-priced homes featured on CurbedLA in the past several months have sold for less than asking, including this Silver Lake Spanish…
https://la.curbed.com/2020/4/2/21202518/mediterranean-revival-house-for-sale-silver-lake

Listed for $2,799,000
Sold for $2,645,000

It sold for $1.3m. It is a beautiful house, but there’s nothing about it that warrants that price.

1.5 million

Of course! It just closed for $600,000 over asking.

If only it were in Glendale, it would be $1.4, however this looks thoughtfully re-imagined and well sited with great light and privacy and thankfully located away from the particulate and noise of the 2 and 134 freeways that really burden neighborhoods shoe horned adjacent to them.

Like Glendale?

Glendale, Arizona.
