Mt. Washington

But there’s also granny flat with one bedroom, one bathroom, and a separate entrance—perfect for renting out, housing a relative, or using as guest quarters. The lot size is 5,627 square feet and includes a large porch with areas for seating. The price tag? $788,800.

The home was built in 1951, but the kitchen has been updated with granite countertops. Walking distance to the lovely Lake Balboa/Anthony C. Beilenson Park and LA River, it’s asking $749,000.

Highland Park

Located near hiking trails, restaurants, cafes, and the Arroyo Dog Park, it’s listed for $725,00.

I was all about that Brentwood condo until I saw the freeway in the front yard which explains the very reasonable price. Mt Washington is by far the best value with the additional cottage you can rent out, but really all of them seemed to be pretty good

My problem with the Mt. Washington rental unit is…you sit in the living room, staring through a glass door into the bathroom? Who came up with THAT layout?

I AM surprised though, that with the Brentwood condo they didn’t resort to the time honored real estate term "convenient to transportation".

I’m sure the realtor will tell you it’s a "white noise" that you’ll get used to. Yeah? How about the lovely air I have to breath? Oh, that’s why I have a cough reflex, got it

The Highland Park house is in a way nicer part of town on the outer edge, bordering the San Rafael neighborhood of Pasadena. The neighborhood is referred to as Garvanza and it’s a HPOZ. It’s quite nice and filled with historic properties.

But also not really walkable to the gold line, or the shops on York or Fig, or even a grocery store for that matter.

True, you could walk to Amara Kitchen or Hi Ho Market, that’s about it. Maybe if you’re really robust you can hump it up to Little Flower cafe. But at almost $800,000 I’m guessing one has a car laying around. If you’re into recreational cycling however, this is a primo spot to be in.

Good point… Arroyo bike path is probably easy to get to. I’ve never rode it, but looks fun!

People seem pretty spit on these. I guess no one wants to pay $800 HOAs for a downtown view of the courtyard.

I looked for a house to buy in Highland Park/Eagle Rock/Mt Washington in 2008. A large home I almost bought was going for 450k. Even then it seemed too much to pay. These neighborhoods just aren’t very nice.
