Another unit in Gregory Ain’s Avenel Homes is up for grabs, asking $925K

The Avenel Cooperative Housing complex is a rare example of a Federal Housing Administration-funded project in the postwar period.

One month after its neighboring unit closed sale for $1.22 million—an astounding $225,000 over asking—another condo in Silver Lake’s celebrated Avenel Cooperative Housing Project has become available. Listed on the National Register of Historic Places, the experimental postwar development was designed by Gregory Ain in 1947.

The upper level front unit of the 10-unit complex, 2845 Avenel Street has not been on the market since 1970. Measuring 992 square feet, it features sliding partitions that enable it to be converted to a one-, two-, or three-bedroom home. Other features include built-in storage, sliding glass walls, an updated bathroom, an enclosed side patio, and a newly constructed deck offering sweeping hillside and Downtown views.

The landmark condo is listed with Rob Kallick and Laura Marchetti of Compass at an asking price of $925,000, plus monthly HOA fees of $430. Open houses are scheduled for 11 a.m. to 2 p.m. Tuesday, 7 to 8 p.m. Thursday, and 2 to 5 p.m. Sunday.

The unit measures just under 1,000 square feet.
Sliding partitions facilitate changing the floor plan as needed.
To the right of the front door is the open-plan kitchen, which is ventilated via jalousie windows.
The updated bathroom features built-in storage and marble countertops.
With a newly built deck measuring almost 700 square feet, the unit has one of the largest outdoor spaces in the complex.
Ain’s signature glazed glass wall provides privacy and visual appeal to the enclosed street-side patio.

Perfect for a young, trust-funder architect.

Ooh I can totally see that! What a great opportunity for someone. I’d love to see a passionate young talent take the things that were changed, such as the bathroom, back to the original Architect Ain design.

I like architecture but not that much. Some walls of glass and living in a condo hardly seems worth what will likely be over asking.

Don’t forget this also gets the buyer into desirable Silver Lake. I imagine a young person or young couple will be the buyer and will appreciate that this address isn’t JUST Ivanhoe but is an easy WALK to Ivanhoe.

The place is very small for anyone with kids.

This is a very cool condo in a historically significant building, but paying close to a million for less then a 1000 sq. ft. in Silver Lake is crazy unless you’re that trust fund baby mentioned above, but I really do like the condo and building

A small condo for a lot of money that will sell to a wealthy young person as Silver Lake homeowners rejoice as their high home values continue to exclude undesirables.

Over 1 mil. for a completely ridiculous kitchen. Must be for people who never cook. Love the washing machine (?) wedged next to the fridge. The rest of the place is nice, but mostly uninteresting.

Ain built homes hat were intended for average middle-class people who wanted a modern home. This is obscene.

It would still be the case if we still had the same zoning and pace of new housing construction as when Ain built these homes.

A million bucks for 992 square feet and window air conditioning units. This has "craft brews crowd" all over it.
