Welcome to Curbed Comparisons, where we explore what you can rent or buy for a certain dollar amount in various LA ’hoods. We’ve found five homes and condos within $10,000 of today’s price: $790,000.
Pasadena
This Spanish-style charmer holds a wealth of 1920s details alongside some tasteful updates. Period features includes a fireplace with Batchelder tile, arched entryways, and built-ins. Newer features include a remodeled kitchen with cork floors, apron sink, and “Mission Tile” backsplash, plus a bathroom with a cast iron tub. The three-bedroom, one-bathroom home measures 1,300 square feet and sits on a 10,454 square-foot lot with a grassy yard, covered patio, and detached garage. It’s asking $789,000.
Echo Park
Tucked into the hills near Elysian Park, this cute little bungalow sits above the Avalon stairs and is surrounded by mature landscaping with fruit trees and native plants. It comes in at about 600 square feet and holds two bedrooms and one bathroom. The 1920s home sits on a compact 2,575-square-foot lot, but that’s enough room for a covered patio and outdoor furniture for dining al fresco. The listing price? $799,000.
Highland Park
This sunny three-bedroom, two-bath home was built 110 years ago, but appears to be in excellent shape. Some original elements remain, including exposed beams and hardwood floors, but the most exciting feature might be the mother-in-law suite, which has a separate entrance. The 5,000-square-foot property is steps from bakeries, cafes, and restaurants on York Boulevard. It’s listed for $795,000.
Echo Park
This two-bedroom, two and a half-bath residence is part of a brand new development right off Glendale Boulevard. Bright, sleek, and minimalist, the 1,599-square-foot dwelling features polished concrete and wood floors and an open concept living room, dining room, and kitchen, which boasts quartz counters and an island. There’s no yard, but there is a rooftop deck from which to enjoy a sunset, “with views spanning from DTLA to the hills of Silver Lake.” The price tag is $799,000 with monthly HOA dues of $125.
Mt. Washington
On the border of Cypress Park, this teal bungalow is perched on a steep street and offers peekaboo views of Chavez Ravine and the Downtown skyline from a tiered backyard. Measuring 1,104 square feet, the modernized dwelling holds two bathrooms and one and three quarter baths on a 6,203-square-foot lot. Updates include central HVAC, an on-trend kitchen with blue cabinets and subway tile. It’s listed for $795,000.

Tough call, there something about each one I liked, but the garage/apt. addition to a very charming house gave Pasadena the win
I don’t care what others think I like having my car snug and safe next to my house

Have to say I agree with you on this. First time I’ve seen one of these where there was something attractive about each one. Way to go Curbed!

What a rip off.. You know what 800k could get you in most places around this country… When the market falls again, years ahead, California will feel it the most. $800K for 1300 sqft.. lol How can you be proud of being ripped off?

Envious much?

"You know what 800k could get you in most places around this country…"
Up there, in the top left of the page, there’s a little drop-down to where you can go to the other Curbed sites that cover other parts of the country. This one is Curbed LA. Please remember to tip your waitress before you leave.

Finally, a tight race. I’m giving Pasadena a slight edge but all the choices are great

Mt. Washington property only has bathrooms and no bedrooms!

Some great picks this week. The traffic during the week to get too and from Pasadena, especially around the 134 and 5 interchange has been brutal but still not as bad as being on the 101 or 405 freeways during morning and evening rush-hour. Pasadena is where you get your monies-worth.
Also, someone at CURBED really knows how to polish up a picture or two

Looking closer at that Pasadana residence… the current owners are only asking for $96k more than what they paid for back in 2006….. That’s really…. really weird.

Pasadena house is under priced. Probably to generate multiple offers. I wouldn’t be surprised to see it come close to touching $1 million due to the lack of inventory.
By BingoWest on 09.04.19 5:13pm
I doubt it. The Pasadena property was listed back in June for $799k, lowered to $785k at the end of August and then raised to $789 that same day. Looks to me that someone doesn’t know what they’re doing with this property or is confused.

The Echo Park shack—at 600 ft. it is indeed a glorified shack—gets the "greed grab" listing price of the week award. May it sit without offers for some time.

pasadena for the huge lot size.
By cicinla on 09.04.19 5:42pm
I picked Highland Park. It has the most bedrooms and bathrooms and has an inlaw suite.
By ewilliams1911 on 09.04.19 9:11pm
That was my second choice, I like it’s old California ranch decor and the inlaw suite. The reason I chose Pasadena is the much larger lot and garage

Anyone who pays $800k for "about 600 sq feet" has lost their goddamn mind
By lolol0lolol on 09.04.19 10:24pm
Your comment is funny because I’m constantly thinking the same thing until I quickly realize we’re not living in 1999 or 2009 anymore.
By subaruwrx on 09.05.19 11:26am
That’s the thing, people ARE paying $800K for 600 sq ft, otherwise they wouldn’t ask that much
