Welcome to Curbed Comparisons, where we explore what you can rent or buy for a certain dollar amount in various LA ’hoods. We’ve found five homes and condos within about $10,000 of today’s price: $1.05 million.

Glendale

Built in 1928, this Spanish-style in Sparr Heights holds two bedrooms and one and three quarter bathrooms in 1,551 square feet. In addition to formal living and dining rooms, there’s a large family room off the kitchen that, as the listing notes, could be converted into a third bedroom. Original features include Palladian windows, hardwood floors, a Batchelder fireplace, coved ceilings, vintage hardware, and wall sconces. On a 6,732-square-foot lot outfitted with a grass yard, small wood deck, and hot tub, the residence is listed at $1.05 million.

Mt. Washington

Sun spills into this multi-level residence that was built into a hillside in 2002. Mostly contemporary in style, the home sports dark wood floors, 11-foot ceilings, and a kiva fireplace. The living area has a fairly open floor plan, and the setting provides verdant views from nearly every window. Coming in at 1,909 square feet, it contains three bedrooms and two and a half bathrooms. The price tag is $1.049 million.

Arts District

Once considered a less expensive alternative to places like Silver Lake, the Arts District is in high-demand among the fashionably well-heeled. The Barker Block is proof of that, though the price on this unit has been trimmed since it first came up for sale in June. Spanning 1,320 square feet, the condo has a loft-like feel with concrete floors, exposed beams and brick walls, and a steel staircase. In all, it contains two “open-style” bedrooms with vaulted ceilings. Walking distance to lots of popular bars and restaurants, the building has 24/7 security, and a new rooftop pool, spa, and gym are in the works. Unit No. 105 is asking $1.05 million.

Echo Park

The selling points for this property: location and outdoor space. A few blocks north of Sunset Boulevard, the three-bedroom, two-bathroom was built in 2012 and has easy access to shops and eateries, Dodger Stadium, and Echo Park Lake. On a 7,405-square-foot, it’s equipped with an expansive front deck that boasts views of the Downtown skyline. Plus, there’s a sizable rear yard with space for a garden, expansion, or ADU. It’s listed at $1.049 million.

Pasadena

Here’s another 1920s Spanish-style. This residence sits on a 4,517-square-foot lot and offers connections from the dining room and one of two bedrooms to the pretty backyard, where there are gardens and a fountain. Inside the 1,200-square-foot home, features include tile floors, arched entryways, and a “grand” living room with a fireplace and pitched, wood-beamed ceilings. Other spaces include a formal dining room, mudroom, and breakfast nook. The asking price is $1.05 million.

It’s a tough call, I like all except Arts District and both Echo Park and Mt. Washington have a view, but Echo Park has a better view and it’s almost Silver Lake, so Echo Park

I agree, if space is important then this isn’t your house, but if location and view are more important then this is it

Size of the lot, you can add another unit and end up with a lot more square footage.

Glendale home in Sparr Heights is one of the best neighbourhoods in Glendale. Within easy walking distance to terrific shops, restaurants, and cafes on Honolulu.

So all it takes to own a starter home on the outskirts of LA is $200k for a down payment and an annual income in the quarter-million dollar range. Sheesh.

Welcome to the new middle class… California style

You can’t always get what you want. But if you try. Sometimes, you get what you need.

Encino has brand new houses, 2500+/- sqft 4+3, at the same price. Go just 5 mins West or north and get even more for the price. I’m in the industry and can’t fathom people paying this much for DTLA loft.

And the same price will buy you a mansion in Schenectady or Topeka because, like Encino, nobody actually wants to live there.

Funny how that "location, location…" thing works

Actually, many, many people including professional athletes, entertainment industry professionals, musicians, entrepreneurs, and white collar professionals live in Encino, Woodland Hills, and Tarzana.

Don’t let the cat out of the bag…

Can’t believe there are houses going for $1 million on Echo Park- nothing but elderly and cholos back in the day; and the only thing happening in the Arts District at the time were a horde of bums and Crazy Gideon’s.

Echo Park all the way.

Pasadena and Glendale is where my money is at. 2 Beautiful homes.

Finally, my price point. I’ll take either Pasadena or Echo Park.

I just got a waft of Depression come over me.
