Leimert Park

Burbank

Interior features include hardwood floors, built-in shelving, and a brick fireplace in the living room. The house sits on a 7,455-square-foot lot with a grassy front yard and a swimming pool and spa in the back. Asking price is $749,000.

Westwood

This condo can be found right off the Wilshire corridor, easily accessible to Westwood Village and the Hammer Museum. The unit has two bedrooms and two bathrooms, with 1,038 square feet of living space. Nearly every room in the condo leads via sliding glass doors to a private balcony. Building amenities include a pool, spa, and a rooftop deck. Asking price is $750,000, with HOA dues of $569 per month.

Topanga

This sunny cottage sits on a lush, tree-filled lot close to Topanga State Park. Inside are two bedrooms and two bathrooms spread across 1,109 square feet of living space. The home has vaulted ceilings and hardwood floors, with French doors and clerestory windows allowing plenty of natural light. Outside is a large wooden deck that overlooks the one-third-acre property. Asking price is $749,000.

Mount Washington

Sitting on a hilly lot, this 1930s home is accessed by a long front stairway leading up from the garage. The front door opens to a cozy living room with a fireplace and original hardwood floors. With 1,007 square feet of living space, the home has two bedrooms and one bathroom, along with a formal dining room illuminated by a bay window.Behind the home is a shade-covered brick patio and a grassy backyard that merges with the hillside. Asking price is $750,000.

I picked Mt. Washington, but so did someone else with real money, it’s sold

I love the Topanga property. Great setting. Guesthouse. ++

I was initially drawn to Topanga as well, but if you look at the price history, there must be something really wrong with it (or an increasingly desperate and underwater owner). Went from trying to get almost $1.5m in mid-2017, to asking $849k in late-2017, and then back on the market now for $749k.

All of these are pretty nice. That Leimert Park house is so civilized though, and big.

Surprisingly good options at this pricepoint. The Burbank house is total 50s suburbia utopia, in a retro-chic kinda way; I dig it!

A request to Mr. Chiland to revisit these "What $XXX Buys" articles after a few months and update the articles with the actual selling prices.

I’d take Burbank or Topanga. I’d never consider a condo because of HOA and Mt. Washington has an undesirable front for me

Based on the 2646 address, the "Leimert Park" house is way north of Exposition near 26th st. (north of Jefferson Blvd closer to Adams Blvd) so that would be a Jefferson Park address. Leimert Park is south of the Exposition Line, bordered by Crenshaw, Vernon, Roxton/4th Ave and Rodeo Rd (soon to be Obama Blvd).
