Built way back in 1913, this shingled Craftsman in Los Feliz has had just three owners, one of whom was early Hollywood filmmaker Erle C. Kenton, who started his career playing a Keystone Cop for Mack Sennett before going on to direct more than 130 movies, including several Abbott and Costello films.
Located at 4616 Clarissa Avenue between Vermont and Hillhurst Avenues, the vintage bungalow contains two bedrooms, one bathroom, living room, dining room, kitchen, laundry, and sunroom within its 1,354 square feet. Among its notable character attributes are hardwood floors, a brick fireplace, built-ins, and French windows and doors galore, while updates include a new roof, new HVAC and electrical systems, and foundation bolting.
The cottage sits on a 5,298-square-foot lot with an avocado tree that predates the home’s construction, a brick patio, and a sizable detached garage/studio. It’s listed with Courtney Pickard and Boni Bryant of Compass at an asking price of $1.075 million. Open house is scheduled for 12 to 2 p.m. Thursday.

I can’t imagine pay over 1 million to only have 1 bathroom. I’m sure this well sell though.

The location is perfect. Maybe it isn’t the right place for a family but it’ll find a buyer for sure.

Where do they park the cars? On the street?

Don’t let the furniture fool you there is actually a one-car garage with a side drive, so sufficient parking

This is actually kind of nice, a simple Craftsman in a good location for a million bucks, sounds about right

White, Grey, White… a little bit more grey…. Yikes.
Is color paint too expensive to use anymore? Looks like a nice place. I guess the new owners can paint the inside whatever color they want once they fork over the $1.1 Million.

…and those ubiquitous fake Eames chairs in cheap plastic rather than fiberglass. They’re fucking everywhere.

I was prepared to hate it, but it’s actually kind of cute.
Grey is so 2019…
The stylist didn’t get the memo that Pantone Classic Blue is the color of 2020.

Now pink is in, even mens suits. I’ll take grey.

What a tiny POS. 1300 sq ft (my apt is bigger) and a useless 2 BR, 1 bath. Don’t let the perspective-corrected wide angle photos fool you — this place is miniscule. They don’t include a picture of the front of the shed….I mean house, because it is so unimpressive. No parking — the "garage" is now a bonus room, I guess. They didn’t even bother tearing out the grim, cheapo white tile bathroom counters. This was built as a house for poor people, and last sold for $118,000. And now they want $1.1 million.
Just say NO.

I disagree, 1300 sq. ft. is not THAT small, I was raised in a MCM house that was the same size and we were not poor nor did any of us feel deprived. Although modest, Craftsman houses were quite trendy and not a workman’s cottage. Take out the furniture and you still have a garage which at the time was quite upscale, laborers didn’t own cars. A million does seem high, but inline with comparable neighborhood houses

It’s Los Feliz – you pay for the location. where can you find a clean little cottage in a desirable area for less? I don’t think you can. Is it amazing? no. Is it going to sell for asking or more? most likely. you want a lot more for your money. get in your car and head north till you reach Fresno.

All about location. This will sell easily, it’s cute and easy to upkeep. Places like this are often purchased by younger couples who’s parents usually give them a fat deposit so the mortgage is cheap enough that they can easily pay it being 2 working adults with good jobs. As long as LA keeps pumping out 6 figure jobs for people in their 30s this is what the market will demand for houses this size and in this location.
