The overall concept of having multiple structures on a single plot of land in Los Feliz is nice but yikes! This place needs some TLC.

Actually pretty common in a lot of older houses, but they’re incredibly impractical.

This is a Tracy Do listing so of course it exudes style. I do wonder however if the contemporary detached studio was built with proper city permits.

you’re all being a bit dramatic. it’s not that bad inside. if you are so worried about flooring and kitchen in the one unit, offer $50k less – that will cover the cost of new flooring and an ikea kitchen. The existing floor probably didn’t have another sanding left in it so they just painted it – painted floors are super common on the east coast – not sure why people are so adverse to them here.

I love this property from 50’ away. But hey, not a lot of tri-plexes like this on the market in LF. If you’re living there yourself and making incremental improvements, could be a good buy. If you’re planning on a turn-key rental, well, you’ll get some high rents, but also lots of calls from the tenants to fix the plumbing
