Here’s a chance to create that friends and family compound you’ve daydreamed about.
In the heart of Los Feliz, this 6,724-square-foot lot holds a 1913 Spanish-esque duplex, each with one bedroom and one bath, fronted by a yard with raised garden beds. Each of the units has built-ins, a clawfoot tub, and a retro kitchen.
In the back, there’s a charming standalone, two-story “farmhouse”-style bungalow with two bedrooms, a loft, and a bonus room. The interior of the little dwelling, which was built in 1920, is clad in beadboard.
There’s also a contemporary detached studio that could be used as workspace or, as the listing notes, extra living quarters.
In total, there are four bedrooms and three bathrooms, with 2,220 square feet of lovely, light-filled living spaces. There’s usable outdoor space too, including a little patio shaded by mature trees.
Strolling distance to the shops, bars, and restaurants on Hillhurst and Vermont avenues, the property at 4548 Melbourne Avenue is listed with Tracy Do at an asking price of $1.35 million.
Comments
Look at the condition of the kitchen and bathroom cabinets underneath the whitewash. This is white lipstick on a pig.

Yep, the Spanish style duplex looks ok as rentals, but that "farmhouse" is nasty, pass

These perfectly selected photos are hiding a whole-lotta no-no that’s going on with this property.
The overall concept of having multiple structures on a single plot of land in Los Feliz is nice but yikes! This place needs some TLC.

I would bulldoze the farmhouse and build something new. The duplex could probably stay as rentals
By mrjim1 on 11.08.19 10:24am
Wow, this is a weird one. I’ve never seen a clawfoot shower before.

I had one growing up and have seen quite a few.

Actually pretty common in a lot of older houses, but they’re incredibly impractical.

This is a Tracy Do listing so of course it exudes style. I do wonder however if the contemporary detached studio was built with proper city permits.

Style? As in early depression revival?

Commune Chic!

What are they hiding with all that hideous floor paint? Also, one of the "bedrooms" is 65 square feet. Seems small for a jail cell, let alone a house.

That is terrible staging! Lipstick. Pig. Introduce yourselves.

you’re all being a bit dramatic. it’s not that bad inside. if you are so worried about flooring and kitchen in the one unit, offer $50k less – that will cover the cost of new flooring and an ikea kitchen. The existing floor probably didn’t have another sanding left in it so they just painted it – painted floors are super common on the east coast – not sure why people are so adverse to them here.

You do realize the asking price is $1.35 million, right?
By LudwigBlue on 11.08.19 2:50pm
But in Los Feliz with 3-4 units.
By CaliSon on 11.08.19 5:42pm
I’d almost say it’s priced at land value, but a 6,724-square-foot lot is less then 70′ × 100′ and not very big
By mrjim1 on 11.08.19 8:35pm
yes I do. what do you expect it to be $750? get in a time machine and go back about 15 years.
By LAoneWay on 11.09.19 4:16pm
Who said anything about $750k?
It’s a small lot with three shacks on it. Makes me think of the B52s.

Must be a Tracy Do listing.

Pass. That place is awful.

Poor thing, put it out of its misery.

LOL!!

That kitchen sink is giving me anxiety.
I love this property from 50’ away. But hey, not a lot of tri-plexes like this on the market in LF. If you’re living there yourself and making incremental improvements, could be a good buy. If you’re planning on a turn-key rental, well, you’ll get some high rents, but also lots of calls from the tenants to fix the plumbing
