‘Airy and open’ midcentury below Griffith Park seeks $2.3M

Built in 1956 but thoroughly upgraded since then.

This Los Feliz midcentury is a dream.

Hidden behind a fence and landscaping in Vermont Canyon, the 1950s residence is fronted by a large yard. River rock accents and large corner windows create an inviting entrance. The river rock carries through inside, cladding two fireplaces alongside wood paneling, refinished hardwood floors, and beautiful blond wood accents.

The three-bedroom, three-bathroom home is marketed as “airy and open.” Upgrades include a new kitchen, updated bathrooms with stunning minimalist white tile and skylights, and custom-made oversized sliding doors for the communal rooms. One area that hasn’t been updated: the fall-out shelter in the garage. That space could be used as extra storage or, as intended, a room where the buyer’s apocalypse supplies are kept.

Behind 2361 North Vermont Avenue, there’s a large covered outdoor area with a built-in fireplace and a grassy space. The property is a short walk away from Griffith Park, if more outdoor space is required.

Last sold in August 2018 for $1.975 million, it’s listed now for $2.295 million with Neil McDermott and Beate Kessler-McDermott of Hilton & Hyland.

The house has two river rock fireplaces and custom sliding doors.
The kitchen has been redone and skylights have been added.
The house’s wood-paneling and refinished hardwood floors capture the midcentury spirit of the house.
A built-in fireplace makes the covered back patio extra cozy.

This is nice, but I see that cost of admission to Los Feliz must now be 2 million, because this is about as ordinary as it gets, but nice

Does anybody else remember when a house like this for 2 million used to come with a pool and a view?

Beige is the word for this place.

I really like this place because they haven’t destroyed the original rock around the fireplace with some tacky stack stone veneer or drywalled the heck out of the family room and have kept the original wood paneling, It’s got just enough of the original features but feels updated and fresh. you want color hire a painter

Busy Loz Feliz street before and after Greek Theater events…and with Observatory visitors.

Uninspiring architecture.

Pass.

Wow this really isn’t worth that. O__o

I would definitely want landscaping to provide a more welcoming exterior look. I do like the house, although I would alter the exterior color. I love the small "bar" between the living and family rooms. Great for parties.

That’s not river rock…

I agree, this is river rock…

If it isn’t a veneer I would say it’s granite stone

UPDATE! UPDATE! UPDATE!

As long as we’re in the neighbor I just saw that this lovely Los Feliz MCM featured on Curbed back in Sept.https://la.curbed.com/2019/9/20/20872830/steel-house-midcentury-modern-for-sale has been sold to Getty oil heiress Aileen Getty

Darn, I really wanted it

I don’t know why curbed doesn’t do regular follow ups. Then we can all be depressed when everything goes for over asking.

Yep, Getty oil money got it for $315K over ask in a bidding war
