Here’s what $690K buys around LA

Welcome to Curbed Comparisons, where we explore what you can rent or buy for a certain dollar amount in various LA ’hoods. We’ve found five homes and condos within about $10,000 of today’s price: $690,000.

But the terraced property is generously sized at 8,490 square feet and comes with four single-car garages and a “subterranean bonus space” that the listing says would be ideal for a wine cellar or dark room. The remodeled abode holds original hardwood floors, retro tile in the bathrooms, and wainscoting in the second bedroom. The asking price is $699,000.

Echo Park

This light-filled two-bedroom, one-bathroom is part of a remodeled 1907 Craftsman that has been divided into four units, and is available as a tenancy in common. Near Echo Park Lake, the 1,300-square-foot unit offers Downtown views and a wealth of pretty details, including cove ceilings, original moldings and cabinets, and oak floors. Other features include a sun room, in-unit laundry, and HVAC. It’s asking $699,000, with HOA dues $225.

Beverly Hills

Here’s a chance to own some property with architectural pedigree. The Pointe at Beverly Hills was designed in 1962 by pioneering modernist Ray Kappe. The centrally-located, 19-unit complex was restored in the last decade, and the unit that’s available is a sleek one-bedroom, one-bathroom that measures 908 square feet. It boasts in-unit laundry, a kitchen with Bertazzoni appliances, and a balcony with sliding panoramic doors. It’s listed at $680,000—with monthly HOA dues that will set you back $691.

Angelino Heights

Located in a historic district known for its Victorian homes, many of them built in the late 19th century, this unadorned contemporary is only five years old. Open and bright, the residence measures 1,008 square feet and holds one bathroom and two bedrooms, all on the second floor. Hardwood floors run throughout, and, on the first level, multiple sliding doors provide access to a wraparound patio and a yard peppered with drought tolerant plants and mature trees. Walking distance to Guisados and Dodger Stadium, the 2,615-square-foot property is listed at $699,000.

I really, REALLY wanted to go with Beverly Hills, because, swimmin’ pools, movie stars, but the thought of spending my life staring at a stucco wall made me kind of suicidal. I went with Mt. Washington, because I really kind of like it and now I can get those three hobby cars I always wanted. I bet you could rent out one of those garages

It would have been nice to see the subterranean bonus space for the Mt. Washington House but my-o-my, a 4 single car garages? The possibilities are endless. I wonder if it would be possible to convert all 4 garages into a 2 story living quarter. Leaving room for two cars to park comfortably? Or, just leave the 4 garages in place and build a level above and across. Endless possibilities indeed.

I feel sorry for first time buyers.

It’s either an uninspiring track house in the valley or a deeply beige condo adjacent to an up-and-coming neighborhood, but not quite IN the up-and-coming neighborhood.

That little Angelino Hts. house on the stairs feels like such a perfect little city home. I guess you’ll just ride a bike everywhere, since no parking.

For this price you could get a 4br + 2 ba house in Tarzana or Lake Balboa. Super nice, safe areas, and no major street noise. Why wasn’t the San Fernando Valley included?
