Silver Lake
This breezy home is tucked into the hills of Silver Lake, along the Corralitas Red Car Trail. The 857-square-foot residence sits above a garage that has been converted into a “perfect flex space” and features a wood deck with treetop and mountain views. Built in 1949, the three-bedroom, one-bathroom home has touches of original charm, including hardwood floors and vintage tile in the kitchen and bathroom. Sited on a lot with R2 zoning, it’s listed at $845,000.
Glendale
This brick-clad residence built in 1929 is divided into a duplex, and as the listing notes, would be a “great opportunity for rental income.” Each unit has one bedroom, one bathroom, and a large finished attic. One has an original fireplace, built-ins, period bathroom tile, and arched entryways; the other has less charm but a larger kitchen. The property also comes with a detached two-car garage. With a combined 1,536 square feet, it’s asking $855,000.
Lincoln Heights
Be the first owner of this contemporary home that’s part of a nine-unit small-lot development designed by Los Angeles-based Tighe Architecture. The home features angular, 27-foot ceilings; hardwood and concrete floors; a kitchen with royal blue cabinets and stainless steel appliances; and an open floor plan. In 1,705 square feet, it holds three bedrooms and three bathrooms across two levels, plus a skinny patio. The asking price is $855,000.
Altadena
Below Echo Mountain in Rubio Canyon, this midcentury post and beam is outfitted with slate flooring, a large brick fireplace, tongue and groove ceilings, and plenty of connections to the outdoor spaces, which are populated with citrus trees and succulents. Per the listing, it was designed in 1958 by architect Douglas Byles, a student of Calvin Straub, but its kitchen and bathrooms have been updated. It comes in at 1,336 square feet, with three bedrooms and two bathrooms. It’s listed at $839,000.
Santa Monica
In the pristine Montana Avenue neighborhood, just steps from a plethora of boutique shops, bars, and restaurants, this condo is also just about a mile from the beach. Part of a 20-unit complex built in 1968 and fronted by trees and cactuses, the unit measures 855 square feet and holds two bedrooms and two bathrooms—and in-unit laundry. A step-down living room opens via French doors to a balcony and via an arched entryway to an updated kitchen and dining area with built-in seating. It’s on the market for $835,000, plus monthly HOA dues of $134.

Well, $845k won’t buy either the Glendale or Lincoln Heights homes, since they are listed at $855k.

True, but the "within about $10k of today’s feature price" has been a standard footnote on these things forever. At least the only one with HOA dues is a very low HOA payment.

With Patrick Tighe one pays more gets less. This design is reminiscent of a townhouse I once owned in Atlanta built in the early 70’s but it had more quality, livability and situated next to a forested glen. Most of Tighe’s designs are entirely superficial. Nothing new.
