Curbed Comparisons: What $650K buys around LA

Welcome to Curbed Comparisons, where we explore what you can rent or buy for a certain dollar amount in various LA ’hoods. We’ve found five homes and condos within $10,000 of today’s price: $650,000.

This cute “cottage” on the edge of Highland Park feels pretty rural for Los Angeles. Partially clad in river rock, it sits on a hilly road without sidewalks (but it is walking distance to the Arroyo Seco). The two-bedroom, one-bathroom dwelling was built in 1905 and measures a cozy 606 square feet. Outdoor space includes a front porch and a side deck with treetop views. Per the listing, the home sits on two lots, leaving room for expansion. The asking price? $649,000.

House-hunters wanting a big city vibe will prefer this 860-foot condo just off historic Broadway in Downtown Los Angeles. Located in the Bartlett Lofts, the 10th-floor unit features an open floor plan and one bedroom and one bath. Outfitted with lots of windows, a contemporary kitchen, and concrete floors, the pad is on the market for $645,000 with monthly HOA dues of $492.

Here’s a classic ranch house in Northridge with three bedrooms, two and a half bathrooms, and 1,931 square feet of living space. Inside, the house features two fireplaces, wood-paneled walls, sliding glass doors, and vintage cabinetry. Behind the house is a swimming pool and a covered concrete patio. In front is a grassy lawn and an attached two-car garage. Sitting on a 9,000-square-foot lot, the home is asking $659,500.

Here’s a charming Craftsman in Exposition Park. It needs a little refresh, but the home, built in 1908, has potential: There’s wide molding, a window seat, original built-ins, and a brick fireplace. Coming in at 1,294 square feet, it’s got four bedrooms and one bath, plus a front porch and small backyard. It’s listed for $650,000.

If you don’t mind freeway noise, here’s a sunny Spanish-style bungalow next to the 10 freeway in Mid-City. Totally remodeled two years ago, it’s returning to the market with a new kitchen, new floors and windows, and new A/C and heating system. Built in 1923, it comes in at 1,016 square feet, with two bedrooms and one bathroom. It’s asking $660,000.

Expo Park has potential. Not sure about the nabe tho.
Also, update the price point, still says 735K before the jump.

Hands down, Northridge… I know the burbs, blah, blah, but that is actually a pretty nice home with a pool and garage for $650K. Some of the others are down right scary

That Mid-City neighborhood is rough. 650K to live in da hood? No thank you. Highland Park property is slightly larger than a shoebox, DT LA property with a $500 monthly HOA is a glorified apartment and lists parking as "other". Expo Park is ghetto. The only halfway decent property among these in Northridge.

Ummm I’ll pass lol

When will mid century blah end? Everything looks the same…charcterless and cheap! Even if the architecture is not mid century it all looks dull.
