100-unit condo project planned on western edge of Highland Park

A developer is planning a 100-unit condo project at Highland Park’s border with Cypress Park.

Called NELA Plaza in planning documents, the project would rise on a triangular property at Avenue 39, Figueroa Street, and Pasadena Avenue that houses a recycling center.

The project would hold five levels of residential units over two floors of parking, for a total of seven stories. It would also contain 14 “bi-level commercial units.”

Beverly Hills-based Naim Associates is listed as the developer and Michael Naim of Naim Associate is identified as the architect in in plans filed with the city planning department. The property owner is FDZ Partners, which is based in Bell.

Preliminary images (below) for the project show balconies, rooftop amenities, and interior courtyards.

The project would have 99 parking spaces and sit less than a half-mile walk from the Gold Line’s Heritage Square station.

At the other end of Figueroa in Highland Park, closer to York, there is a live/work project planned that would take out two warehouses on the site. That development would rise to five stories at its highest.

This stretch of Figueroa in Cypress Park is ready to boom and needs this badly. That said, man that is one ugly looking rendering of the proposed complex.

that is one ugly building. all the talented architects in LA and this architect comes up with some hodge podge of vegas hotel meets west side shopping center. what a piece of crap. but hey, we do need housing, so it’s a win right?

theres no mention of any "affordable housing" in this article, though its probably safe to assume they will have the absolute minimum required in order to get the automatic density bonus.

The Historic Highland Park Land Use Committee meeting on Tuesday Aug 25th@ 7PM will be discussing concerns regarding this project. I will be attending.
