Indeed they did a nice job fixing up the los feliz place. BUt that building was on the edge of being condemned a couple of years back. They would have had to put in a lot of work to make the common spaces livable – which hopefully they’ve done. No parking – and that neighborhood is a nightmare for that. Step carefully.

The Trinanon is a lovely building from the outside, inside, not queite so nice. We looked at three different story. It could be a delightfully beautiful building if the owners put a bit of time and money into it. It is in Los Feliz maybe by feet. I would call it Hollywood. If you can see Ralphs you are in Hollywood.

What landlord would allow a tenant free use of a working fireplace? Recipe for disaster. Most homeowners don’t even know how to properly take care of a fireplace.

socal weather’s warm, there isn’t much opportunity for creosote to build up. chimney sweep every 3-5 years at most, just roll that expense into the price. insurance company is already aware it exists, so that’s a non-issue.
then, spell out conditions in the lease (tenant may not burn garbage, spit roast pigs or stuff npcs into fireplace*).
