Curbed Comparisons: What $575K buys in neighborhoods around LA

Welcome to Curbed Comparisons, where we explore what you can rent or buy for a certain dollar amount in various LA ‘hoods. We’ve found five homes and condos within $10,000 of today’s price: $575,000.

Via Heidi Toso, Ace Realty

Here’s a 1950s home in Northridge with three bedrooms, two bathrooms, and 1,695 square feet of living space. Interior features include hardwood floors, a newly updated kitchen, built-in shelving, and a stone fireplace in the living room. Sitting on a 7,919-square-foot lot, it’s fronted by a drought-tolerant lawn and features plenty of backyard and patio space. Asking price is $569,900.

Over in Culver City is this spacious condo with two bedrooms and two bathrooms spread across 1,322 square feet. A true time capsule, the unit last sold four months before the original Star Wars hit theaters. Features include an open living area with wood paneling and a fireplace, as well as a private balcony. Shared amenities include a pool, fitness center, and landscaped grounds. Asking price is $579,000, with HOA dues of $561 per month.

This duplex in Leimert Park consists of a two-bedroom and a one-bedroom unit with a pair of bathrooms and 1,664 square feet of living space between them. Both units have spacious kitchens and access to the backyard, which has plenty of space for outdoor seating. Sitting on a 3,837-square-foot lot with driveway parking, it’s asking the oddly specific price of $579,888.

Located at the southern end of Pasadena’s Playhouse District, this two-bedroom condo has a pair of bathrooms and an airy 1,405 square feet of living space. The unit boasts hardwood floors, walls of glass, and built-in shelving. There’s also a thoroughly renovated kitchen and a small balcony space with views of the mountains. Asking price is $569,000, with HOA dues of $439 per month.

If it’s a pool you’re looking for, you can have it in Canoga Park. This three-bedroom home sits on 7,098 square feet of land, with a grassy front yard and a sizable swimming pool in the back (along with a barbecue area). The 1,431-square-foot ranch house also offers wood floors, sliding glass doors, a roomy kitchen, and a brick fireplace in the dining room. Asking price is $574,999.

The duplex is not located in Leimert Park. LP’s eastern boundary is 4th Ave/Roxton (north of King). LP wasn’t developed until the late 1920’s. The best description to locate the duplex would be Leimert Park adjacent.

It’s north of Rodeo Rd, so definitely not Leimert Park. Real estate agents have always exaggerated location. I laugh at how Silver Lake’s boundaries have magically expanded since it’s become a hot ’hood…..umm, four blocks south of the 101 Freeway is not Silver Lake.

There are better choices than I had expected. I was really expecting a bunch of terrible apartments re-labled as condos.

I pick none. Blech.

The refered "it’s asking the oddly specific price of $579,888." probably is indicative of a Chinese seller: the number 8 is considered good luck.

Close to $600K for a crappy sized apartment…I mean condo? No way, especially if you have to deal with an HOA. No no no run away…I’ll take the Brady Bunch ’60’s retro-funk in Northridge or Coconut Park any day.
