LA apartment rentals: What $2,250 rents you right now

Welcome to Curbed Comparisons, where we explore what you can rent or buy for a certain dollar amount in various LA 'hoods. We've found five rentals within $100 of today’s price: $2,250.

↑ This fantastic two-bedroom in a Spanish-style duplex in Cypress Park dates back to 1926, but is newly updated. It has a dishwasher, laundry machines, French doors, and a little balcony. Rent is $2,200.

↑ Conveniently central, this romantic two-bedroom apartment in Fairfax holds hardwood floors, a balcony and terrace, and on-site laundry. Rent is $2,300, but there’s a slight catch: The landlord’s looking to rent to female tenants only, according to the listing copy.

↑ This pet-friendly North Hollywood unit has two bedrooms and two bathrooms. With granite counters, walk-in closets, garage parking, and central air conditioning and heating, this place is quite the catch. Rent is $2,150.

↑ The high fence and separate entrance make this Silver Lake duplex look like its own little house—the listing copy boasts that the other unit isn’t even visible from this one. The two-bedroom residence has a washer and dryer, plus two wall-mounted air conditioning units. Rent is $2,250.

↑ Located in hilly Mt. Washington, this two-bedroom guesthouse holds a washer and dryer, an updated kitchen, and a spacious patio deck to enjoy those hillside views. Rent is $2,295.

You might want to point out that "females only" is a violation of federal fair housing law. Only okay in roommate situations.

All two bedrooms this time. Much less depressing.

I can only imagine the creeper landlord that only wants "female" tenants. Does he have hidden cameras already set up?

The Fairfax listing isn’t an apartment, its a roommate/share masquerading as one, and Curbed fell for it.

The annoying goof who lists it as an apartment, well, she’s protected by the single-boarder exception to fair housing, but she’s pushing it with her deliberate, explicit, downright hostile (if you’re a snowflake) demands expressed.

Where does it indicate that it’s a shared situation? I read the text again and still didn’t find it (am I missing something obvious?)

If it’s buried in the text somewhere, then the poster is just another jerk who posts something that LOOKS like a whole unit to try and get more clicks…pretty obnoxious.

The wording of the ad is ambiguous. What’s clear from the text, however, is that the poster is offering a TWO-bedroom unit but wants no more than ONE tenant. So there are only two possibilities: (1) she’s looking for a roommate; or (2) she wants a tenant who for whatever reason (home office? multiple personality disorder?) needs an extra bedroom.
