Permits for new construction are going up, up, up and dirt's being moved all over Los Angeles. So what can we expect to see in 2013 and beyond? This weekend we take another opportunity to peer into the crystal ball to see some of the projects currently wending their way through the entitlements and design review process as they make their way to a neighborhood near you. Some of these have been approved and some haven't, but all are in the early stages of development. Here, then, is our second installment of the Pre-Development Watch map, highlighting projects that you may or may not be aware of, but all currently in the queue. Mapping 10 Projects Currently in Pre-Development

1. District Square
Los Angeles, CA 90016
From The Charles Company, a new approx. 300,000-square-foot retail shopping center consisting of two two-story commercial buildings having a maximum height of 45 feet, and a total of 1,001 on-site parking spaces between on-grade and rooftop parking areas. Architect: KTGY.
2. Comfort Suites Hotel
Los Angeles, CA 90068
A 38 room motel (depicted as a Comfort Suites) at 2111 N. Cahuenga Blvd. with 22,727 square feet, four stories and 34 parking spaces.
3. HLand Hotel
Los Angeles, CA 90068
A proposal to build HLand Hotel, a 20-room boutique hotel in a new 5 story building. Demolition of the 2-story, 11 unit apartment building currently on-site.
4. Pacoima Hotel
Pacoima, CA 91331
Construction of a new 2-story hotel with 44 guest rooms and 1 dwelling unit for the manager's residence, and 39 parking spaces. Architect: nKlosures
5. 1815-1837 Highland Avenue
Los Angeles, CA 90028
A new 100 room hotel at the site of the popular parking spot south of the Hollywood Bowl. The proposed hotel would be 6-stories and 75-feet in height in lieu of the allowed 3-stories and 45-foot height limit.
6. Slauson Central
Los Angeles, CA 90011
From developer Regency Centers, the construction of a new 77,300 square-foot retail shopping center composed of four separate buildings, including a 45,000 square-foot supermarket; a 13,000 square-foot pad for a drug store with a drive-thru; an 11,800 square-foot space for retail and a 1,000 square-foot community computer center; and a 6,500 square-foot pad for a restaurant.
7. Lankershim NoHo Mixed Use
North Hollywood, CA 91601
From developer Chandler Pratt & Partners, the newly revised project would include a 173,000 square-foot unified development within a five-story, 78-foot tall building, 12,500 square feet of ground floor commercial uses and 143 condominium units or 156 residential apartment units.
8. 20600-20620 Roscoe Blvd
Winnetka, CA 91306
Proposed demolition of the existing Filipino International Christian Church and construction of 96 condo units in two buildings, 15 detached condo units, for a total of 118 condo units from Montage Development Corporation.
9. 2041-2115 Colorado Boulevard
Santa Monica, CA 90404
Proposed 4-story, 147 unit mixed-use building with ground floor commercial/residential & two levels of subterranean parking. Architect: Plus Architects
10. East Village (MegaToys Project)
Los Angeles, CA 90012
Back for some tweaks following its original approval back in 2009, the MegaToys project was re-approved in October 2012 and also renamed to "East Village". It will include 320 residential units, approximately 15,756 square feet of ground floor retail/commercial area, and a minimum of 521 parking spaces.
