Mapping Downtown's Incredible New Hotel Boom

LA is begging for lots of new hotel rooms around LA Live to make the Convention Center more attractive to out-of-towners, but there's a wave of new hotels throughout all of Downtown, from the Financial District to the Historic Core, and taking the form of ground-up projects as well as excellent adaptive reuse of some of Downtown's coolest buildings. Even overlooking the big-time updates to existing hotels (like the massive, Art-Deco-inspired makeover at the Financial District's Sheraton or the boutiquey overhaul planned for the Figueroa Hotel), there are still 11 brand-new hotels (and over 2,200 rooms) coming to the area in the next few years:

FIG CENTRAL

The megaproject Fig Central's 183-room, five-star hotel will be branded by fashion designer Roberto Cavalli and include a Cavalli Club, a ritzy nightlife hub with branches in Dubai, Milan, and Miami.

Luxe Hotel Project

A huge project from Shenzhen Hazens Real Estate Group will turn basically three-quarters of this city block into a hotel/residential/retail complex. The 30-story, 250-room hotel will rise at Eleventh and Flower, and is expected to be finished in 2020.

Metropolis

In with all those condo towers, there's an *18-story hotel in the works as part of the first phase of building at South Park's Metropolis project. *Reps for Chinese developer Greenland USA tell that the hotel is slated to open in October 2016.

GIANNINI PLACE

Ornately designed, long-ignored Giannini Place was built to house the Bank of Italy back in 1923. Now, it's being converted by Sydell Group into an upscale hotel for wealthy hipsters with 250 rooms and a rooftop pool. Sydell is also working on the conversion of the Commercial Exchange Building (see below).

Marriott Expansion at LA Live

The Ritz-Carlton/Marriott will cross Olympic to expand into a 38-story, Gensler-designed tower with 755 rooms. The two sections will be connected via a walking bridge over Olympic.

Broadway Trade Center

A 200-room hotel is slated for the BTC, along with an urban farm, a food hall, office space, luxury retail (Louis Vuitton!), and a fancy spa. New owners Waterbridge Capital haven't yet said what brand the hotel would be or who would operate it.

After years of secretive work on the beautiful former auditorium, owners Chetrit Group have said that this 183-room hotel should be ready in the latter half of 2015. Previous reports had said that the hotel building would also house a venue and have a rooftop pool.

HOTEL CLARK

Another slow-moving Chetrit Property, the Hotel Clark just adjacent to Pershing Square should also be opening sometime this year, with 347 "Mod-style" rooms and more than one restaurant.

Wilshire Grand Hotel

The hotel inside what will become the tallest building in the West (when it's finished in 2017) will be operated by InterContinental Hotels Group, and called, unfortunately, the InterContinental Los Angeles Downtown. A drab name for such an exciting hotel. Located inside the 73-story tower, the inn will be at least four-star caliber and feature a "sky-lobby on the seventieth floor [and] a super-high rooftop pool."

Commercial Exchange Building

The very cool, 13-story Commercial Exchange Building was purchased by Sydell Group last July and is readying for conversion into a Freehand hostel. The Freehand brand is hip, but also affordable, with room configurations that range from usual hotel rooms (one or two beds) to eight beds per room, dorm-style. The hostel will have 200 rooms, plus a rooftop pool, a restaurant and bar, and ground-floor retail.

DOWNTOWN CAR WASH

It was only a matter of time, Downtown Car Wash, before you were swept up in this madness, too. Local local developer and landlord Ben Neman snapped up this site last May for an undisclosed amount that was close enough to the $25-million asking price to be accepted by the owners. The plan for the lot has been hotel-focused for a long time, though Neman had recently said that he might throw some luxury condos into the new project, too. Neman says he plans to put a "tall structure" on the corner lot.
