This weekend we take another opportunity to peer into the crystal ball to see some of the projects currently wending their way through the entitlements and design review process as they make their way to a neighborhood near you. Some of these have been approved and some haven't, but all are in the early stages of development. A mixed-use transit village with commercial and live work units fronting Oxnard St. The village interior is connected with pedestrian scaled paseos leading to a number of courtyards creating a communal gathering space for residents and visitors. A variety of housing types are offered to attract young, married and single “Millennials".

Originally proposed as a Comfort Suites Hotel, that plan was shot down by the Planning Dept. Now the property owner is proposing to build an 18-unit condo project with 36 parking spots for residents and 4 parking spots for guests on two lots. Architect: KTGY
9. 1419 W. 7th Street
Los Angeles, CA 90017
Proposed 87 multi-family residential units and approx. 900 sq. ft. of commercial floor area in the construction of a new seven-story mixed-use residential building. The 87 residential units will include 82 market rate units and 5 units reserved for very low income households.
10. Parsons Site
Pasadena, CA 91124
Proposed mixed-use development with 620,000 sq. ft. of office uses, of which up to 30,000 sq. ft. could be used for ancillary retail uses, 10,000 sq. ft. of restaurant uses, and 475 residential units. The proposed development would be located on the paved parking area on the site and parking for the proposed Project would be provided via a multi-level subterranean parking structure offering a minimum of 3,760 parking spaces.
