Making their market debut in Larchmont Village are four units in a tenancy-in-common quadruplex on North Bronson Avenue two blocks south of Melrose. A relatively recent approach to shared home ownership that’s gaining popularity in Los Angeles, TIC buildings are similar to condos, but differ in terms of financing, the division of ownership, taxation, and building management.

Built in 1925, the quadruplex has been recently renovated. Each of its four units comes with one bedroom and one bathroom, a living room, a formal dining room, a kitchen with breakfast nook, a laundry room, and a one-car garage. Two of the units also feature decorative fireplaces.

Ranging in size from 862 to 874 square feet and in price from $549,000 to $600,000 plus $300 monthly HOA fees, the units at 500 and 502 N. Bronson Ave. are listed with Ali Jack of Compass. Open house is scheduled for 11 a.m. to 2 p.m. Tuesday.
