A slim new apartment building could be headed for a stretch of Las Palmas, just south of the Egyptian Theatre, in Hollywood.

Development of some kind has been in the works for this property for years. In 2016, Richard Selby of J & J Hollywood LLC filed plans to build 86 apartments on the site, which stretches from 1601 to 1647 North Las Palmas. On Friday, Faris Simon, also of J & J Hollywood LLC, filed plans to upsize the project to 202 apartments, including 69 for low-income households.

The 202-unit development would stretch along Las Palmas almost all the way to Hollywood Boulevard—an area occupied now by a parking lot and a handful of brick-fronted storefronts.

The company oversees properties that have been held in the Simon family for decades; the same LLC owns the parking lot and former celebrity hangout Les Deux directly across Las Palmas. Faris Simon told the Hollywood Reporter in 2012 the family’s history in the area dates to 1935, when his grandmother Sadie opened Simon Candy & Nut Shop on Hollywood Boulevard in 1935.

New apartments—Mill Creek Residential’s Modera Hollywood—are nearly complete next to the planned apartment complex. The roughly 250-unit complex is pre-leasing now, according to its website.
