A planned development could bring two new buildings with hundreds of housing units and a bit of commercial space to Overland Avenue in Palms.

Located two blocks north of Venice Boulevard, the project would rise on a parcel of land now occupied by several small apartment buildings and auto shops. Plans filed with the city Thursday show that it would include 187 units of housing (it’s not clear yet whether they’d be apartments or condos) and 3,864 square feet of commercial space.

The project’s developer is seeking to take advantage of new incentives created through the Measure JJJ ballot initiative to spur development of affordable housing near public transit (The project is located within a mile of both the 33 bus line and the Palms Expo Line stop). 19 of its housing units would be affordable.

Palms is no Koreatown, but development in the neighborhood has picked up a bit lately. Just down the street from this project, a six-story apartment complex is in the works, and a separate six-story project was proposed for the area in December.
