Planning documents that will be presented to the Downtown Los Angeles Neighborhood Council next week offer a first glimpse at one of the many new development projects on the way to Downtown’s red hot South Park neighborhood.
The plans (spotted by Urbanize LA) also reveal that the seven-story residential complex, first proposed in January, could include more units of housing than previously planned.
According to the latest description of the project, it would include up to 177 new apartments, along with ground-floor commercial space. That’s a bit more than the 146 to 151 units proposed earlier this year.
The plans leave room for two slightly different versions of the project. It could either include 177 units (including six live-work apartments) or 171 units (without the live-work apartments). If the extra apartments are included, there would only be 2,500 square feet of commercial space—as opposed to 8,800 square feet of space if they are dropped from the project.
Tentatively called The Condor, the complex would rise at 1334 South Flower Street, less than a block from the Pico Boulevard light rail stop. It would replace a cluster of older buildings that stand at the project site now, though renderings of the project show that part of the oldest structure (built in 1919) would be preserved and potentially converted into a retail space.
The new structure is being designed by Santa Monica-based firm DFH Architects. It’s set to include three levels of underground parking and residential amenities like a pool, club house, and fitness center.
Less than a half-block away, a similar seven-story development is also in the works. It would bring an additional 147 units to the area.
