A five-story residential development with 165 residential units may soon be on the way to Reseda, as new planning documents reveal.
The project, which would be located at 6938 North Reseda Boulevard, would replace an existing KFC and an auto body shop now at the project site. In addition to the housing, it would also include more than 14,000 square feet of commercial space.
That’s a bit less than what was outlined in previous plans for the project filed in 2014. At that time, it was set to include 15,000 square feet of commercial space and 170 units.
Under the new plan, 165 of the housing units will be set aside for very low-income tenants. In return, developer EMC Capital Investment is asking the city for an entitlement allowing 40 more units than what the site’s zoning would normally allow.
The project will include 254 parking spaces for residents and 56 spaces for customers and employees of the commercial businesses on site. There will also be 24 short-term parking spots for bicycles and 216 spaces for long-term storage.
This isn’t the only major development planned for Reseda Boulevard. A 205-unit apartment complex could soon be sprouting up a few blocks south, and a separate residential project with 254 units is set to rise across the street from that.
