LA’s median home price hit a record high of $569,000 last month. What can you buy for $150,000 less than that? A nice—albeit petite—pad in a fun, centrally located pocket of Downtown LA.

This condo is on the seventh floor of the Beaux Arts-style Bartlett Building at Seventh and Spring in the Historic Core, near Clifton’s Republic and the Broadway Theater District. (The building opened in 1911 as the offices for Union Oil and was converted to lofts in 2012.)

The asking price is $409,000, with HOA dues of $433 per month.
