Passersby who have seen the busy construction at a lot on the south side of Sunset Boulevard and Micheltorena Avenue in Silver Lake won’t have to wonder what’s going in the spot any longer. The lot will eventually give way to 35 luxury condos and 2,000 square feet of street-level retail space aimed at restaurant tenants, George Smith Partners, which is helping finance the project, announced today.
Justin Barth, founder of Barth Partners, says the units will be “relatively affordable” but did not disclose price points.
Some of the amenities that will be available to residents include a swimming pool, a gym, a “meditation garden,” a rooftop deck, and conference rooms intended to be used by residents who work remotely.
Developers touted the walkability of the neighborhood and its connections to public transit as advantages of the location. The new building will be located at 3400 Sunset Boulevard, next to the long public staircase at Sunset Boulevard and Micheltorena and an adjacent to an elementary school.
Barth says that Silver Lake is ripe for this kind of project. He pointed to Trulia data showing per-square-foot prices for for homes in the neighborhood jumped 20 percent in the last year.
