New 33-story condo and hotel project planned for Koreatown

Yet another tall tower may be on the way to Koreatown, where more than 30 major projects are now in the works.

This time, it’s a mixed use project with both a hotel and residential component.

Planning documents filed with the city show that the building would rise up to 450 feet and include 200 hotel rooms, 250 condos, 49,227 square feet of office space, and 28,490 square feet of retail and restaurant space. 18 of the proposed condominiums would be dedicated for very low-income residents.

Set to rise directly across the street from the Wilshire/Vermont Metro station, the project would also include a total of 545 parking spaces and 344 spots for bicycles.

In order for the structure to be built, a small car sales office and a Denny’s currently on the project site (located at 631 South Vermont Ave) would have to be demolished.

In 2015, plans were filed for a smaller project at the same site that would have included 179 apartments. It’s unclear what happened to that project between now and then, but the new plan for the site notably does not appear to include rental units.

The project would rise right next to the forthcoming Korean American National Museum, as well as an apartment complex with 103 units that will help fund the museum.

Renderings of the Denny’s-replacing high-rise show that it would have a sleek, glassy design capped with a rooftop pool and amenity deck.

According to the plans, construction on the project could begin by the end of the year, with the building expected to open in late 2019.
