Plans are moving forward for the construction of a major new residential project that will bring 176 apartments to a two-acre lot in Westchester.
An initial study published by the Department of City Planning last week provides a glimpse at the project, which would replace an office building at 6733 Sepulveda Boulevard. Close to the Howard Hughes Center, it’s one of several projects reshaping the area lately—including a major redevelopment of the mall itself.
Renderings from architect Johnson Fain show that the building would rise to five stories at its highest points, with several lower-slung common areas, including a large pool deck.
In addition to the apartments, the project is set to include 256 parking spaces in a primarily below-ground parking structure. An additional 194 bicycle spots will also be included. The building’s units will be a mix of 82 studios, 75 one-bedrooms, and 19 two-bedroom apartments.

Urbanize LA notes that the project’s developer, Sandstone Properties, also plans to spend around $87,000 on streetscape improvements to Sepulveda Boulevard. Renderings suggest these could include new trees and terraced gardens fronting the building at street level.
