5-story mixed use project planned for Beverly Grove

It's been a couple years since SBE, the nightclub operator led by Sam Nazarian, moved out of its greenery-covered office building on Beverly (and into the former Variety offices at 5900 Wilshire). Now, it looks like the recognizable Beverly Grove structure could be replaced with a mixed use project that would bring 48 units of housing to the area.

Plans filed with the city Monday call for the demolition of the single-story building at 8000 Beverly Boulevard, built in 1959. It will be replaced with a five-story mixed use structure that will presumably include commercial space as well as the housing component, though information about the plans published on the Planning Department’s website isn’t very clear on that point.

Four of the proposed 48 units of housing will be made affordable to very low-income residents as part of a density bonus allowing for a greater floor area ratio for the structure, which will rise 62 feet. That’s certainly not tall by Downtown standards, but on a particularly low-slung stretch of Beverly, that would easily make the project the tallest building on its block.

Recently, developer Rick Caruso agreed to decrease the height of a proposed 19-story luxury housing tower, also in Beverly Grove. It’ll now rise 16 stories.

Property records show that the structure, which was once owned by Nazarian, last sold in 2014 for $7,875,078. The project developer is listed as a limited liability corporation called Beverly Pacifica, which appears to be a subsidiary of the South Park Group.
