A cluster of industrial buildings in the southern Arts District could give way to a 13-story residential building with 509 live-work units.
Plans filed with the city Friday show that 76 of those units would be affordable, with the rest being offered at market rate. The nearly block-long project would also include up to 288,230 square feet of commercial space.
The project applicant is listed as Omni Violet Development, which appears to be a subsidiary of Canadian developer Onni Group, which reportedly purchased the property last year in an off-market sale.
The Vancouver-based firm has been investing heavily in Downtown LA lately, recently submitting plans for a 48-story structure in South Park and a pair of towers on the site of the Times Mirror Complex (home of the LA Times).
This latest proposed development is located on Violet Street just west of the LA River, just around the corner from Stumptown Coffee Roasters. It also happens to be directly across the street from another major project proposed for the area: a nine-story creative office building with ground-level retail.
Together, the two projects are set to dramatically transform the block, which is currently something of a throwback to the neighborhood’s days as a busy industrial district. Just a block south, a similarly commercial stretch of Bay Street will also get a chic makeover as an airy office, retail, and residential complex.
