Oh look, it’s another residential development popping up in the Arts District. Recently, we’ve seen a lot of action on the northern and southern edges of the district, but this latest project is nestled right in the heart of the bustling neighborhood.

Plans filed with the city yesterday call for the construction of 93 live-work units at the intersection of Fourth Street and Hewitt. Of those units, 11 would be affordable.

Set to replace a 1960s warehouse building currently located on the project site, the mixed use development would also include 20,248 square feet of commercial space.

The project is located on the opposite side of Fourth Street from another mixed user currently under construction. That project, known as Fourth & Traction, will repurpose a former Coca Cola factory as creative office space with a ground floor restaurant.
