Affordable housing developer planning freeway-adjacent project in East Hollywood

California homeless service provider PATH Ventures is planning a new affordable housing complex near the border of East Hollywood, where more than a dozen other major projects are on the way.

This latest development would replace an existing PATH facility at 5627 West Fernwood Avenue, right alongside the 101 freeway. It would include 59 units available to residents making under half of LA’s median income, along with one manager’s unit.

The developers of the project are hoping to take advantage of new incentives to spur affordable housing close to transit stops. Approved by voters as part of last year’s Measure JJJ ballot initiative, the incentives should excuse the project from open space and setback requirements that would limit its scale and footprint.

The area around the project site is getting busy. A new seven-story residential building should soon get underway on the next block, and a separate six-story project is planned less than a quarter-mile away on the other side of Western Avenue.
