29-story glass tower planned for Westlake

At a meeting of the Downtown Los Angeles Neighborhood Council’s Planning and Land Use Committee Tuesday, the developers of a 29-story high-rise planned for Westlake will present new details about the project, including a few glimpses of what it might look like.

Planned for the intersection of Seventh Street and Witmer, the development would bring 306 residential units just west of Downtown, where major projects keep sprouting up lately. It would replace an empty office building now on the site, putting a glassy tower in its place, judging from new renderings of the project by architect MVE + Partners.

In February of last year, Urbanize LA spotted early images of the project, but those have now been updated. New images show a contemporary-looking structure with floor-to-ceiling windows throughout and a Lifan logo atop the tower (the project is being developed by a subsidiary of Chinese motorcycle manufacturer Lifan).

Plans show that the mixed use development would include 5,699 square feet of commercial space in addition to the 306 units of housing. Those units would be rentals, though the developer notes that they could someday be converted into condos.

In total, 74 of the units would be studios, 132 would be one-bedrooms, 97 would be two-bedrooms, and three would be three-bedrooms. Thirty-four total units would be set aside for very low-income residents.

A six-story podium structure would hold some of the residences, along with the commercial space and 379 parking spaces. It would be topped with a pool deck and open space for residents. Other planned amenities include a spa, community space, conference room, and fitness center.

It’s not clear yet what the timeline will look like for the project’s construction.
